If this were proposed in Central HP would expect an uproar but less likely for SHP. Not a fan from renderings but depends on the materials and context.

Yea this is a great project. I posted in another thread some Zillow links; we need more denser, perferrably 3 story townhomes in urban areas like are especially popular in Dallas .

I agree, this is the sort of stuff that’s going to quietly make a big difference. I love the big projects they are much sexier, and I definitely want to see more going forward, but they do take years to build and often people will sit on lots waiting for bigger payouts. Variations of the modular pod building at 34th/Main (with variations of sizes/exterior finishes as well) would be nice to see more often sporadically placed around Midtown for infill (not rows of these). At least we know how this one turned out and it doesn't suck. Has good Google reviews.

^Can vary the height, finishes and sizes appropriate to lot and context to surrounding homes/buildings, but still wouldn't place these within view of each other.

The single family home neighbors at 39th and Kenwood are fine with the design, they just want adequate off street parking behind the building because they have had problems with cars blocking in alley and even parking(trespassing) in the homeowners parking area.

Kevin Collison is reporting that the ABC Storage building at 3244 Main, and the building next to it, the former Anderson Electric Car Co. dealership, have been bought by Exact Partners. They will convert the building into 60 apartments and commercial space on the ground floor.

Glad that it was bought by someone who has a proven urbane track record. A good chunk of Midtown/Main stretch will probably be redeveloped, property falling into the hands of the right players that develop in proper context to streetcar is the question.
Drake acquired Office Depot on Main... hopefully they redevelop properly as they are more experienced with developing suburban context outside existing acquired urbane friendly buildings.
edit: Am surprised we're not seeing any action with old Berbiglia spot at 43rd/Main. Prime spot for residential with ground level commercial space.

Sounds promising. I really like what Exact is doing (but hope they aren't overextending themselves).
I wonder what this means for the lot to the south. I'm a little surprised it doesn't seem to be incorporated into this development. Would love to see that Subway redeveloped as well.

Drake has been working for several years to put together projects in Midtown. American Century owns that entire stretch south of 43rd and Main. It took them a long time to acquire the old music store, but you don’t spend that long pulling together that much land without plans to do something.

Excited to see how they do with this! Hopefully the redevelop the building and lot across the street to look less suburban as well. Does anyone know what happened to the proposal next door at 3260?
