That’s close to what I negotiated at my place when they started leasing. I have no idea why they wouldn’t match. It’s a nice place.

Seems like it’s a nice uptick. 61 units open. 54% leased. 5-6 months away from full lease out? Lease rate seems pretty low compared to others downtown, and it's close to streetcar stop.

Went to the Mercury room last night with the wife. Probably one of the more solid cocktail experiences I’ve had in town. The drinks were absolutely divine, with some of the highest quality alcohol I’ve had. The view is actually better than I thought it would be. While the price is steep, as it’s a $30 deposit per person in your group, that deposit covers your first round of drinks, so if you only have one round, you don’t need to come any further out of pocket. Not a daily watering hole by any means, but for special occasions I HIGHLY encourage it!

Seems like both towers had Development partners and both had some leasing struggles. Reverb appears to be doing far better than Arterra so far though. Arterra felt like it just opened quietly. Not much fan fare or communication.

I don't think they own anything else in the Crossroads, so probably not. Remember that Arterrra was reconstituted from a pre-recession (condo?) project. Do you think they would pay current Crossroads land prices for another multifamily or office project? Perhaps they would if they had an investor or partner like Reverb (Burns & Mac) or Corrigan (3D).
We really should focus on getting Price Bros. to develop that vacant lot at 19th & Grand, which they apparently paid $132 psf for -- a new Crossroads record.
