3000 Troost
BizJournal article on the influx in multi-family incentive applications prior to the April 8th deadline includes a project that I don't think has been mentioned before.
In a list, it says 3000 Troost by Exact Partners. 132 apartments. $22,508,513 investment. Looking at Google Maps, this is currently home to Ruby Jean's Juicery. So maybe the plan is to build new on the surrounding lot.
This would be a pretty good move on Exact's part if they advance with this investment. They have the Wonder Lofts catty-corner from the site, they're planning 52 apartments at 27th and Troost and the townhomes on Forest Avenue. This site (3000 Troost) is also up the road from Troost Village. So definitely a lot happening right there.
The list I mentioned is in here.

Re: 3000 Troost
I believe those properties came along with the Wonder Lofts building. At the time of that development, they mentioned a possible later phase on those lots. Currently, they are partially being used for community garden space.
I hope/assume that Ruby Jean's will remain. Or at least be relocated to the Wonder shops or somewhere else close by.
132 units on that site seems like it could have some decent height, especially if it is built around Ruby Jean's.

Re: 3000 Troost
Is it too hard to flip the parking and shorter building???
It's not even a good auto-centric design. Curb cuts that close to a corner are super dangerous for everyone

The shorter building is the existing Ruby Jean's building. Yea, it would be hard to flip.

They should flip the direction of their parking to eliminate this.flyingember wrote: ↑Fri Jun 11, 2021 9:07 am Is it too hard to flip the parking and shorter building???

Re: 3000 Troost
sure there is. move the parking to be under the new building. there's a garage entrance visible on the right side so instead of two lots, it's connected to the other garage

What's shown is what's there now. Seems to work fine.

In 1935, the shorter building used to be called The Store Without a Name. There was also one downtown.

Used to be the day-old bread store.

Yes, same building, but modified.

The George Winter house at the link below was at the same location in 1900. It later housed an arts school that would later become the Kansas City Conservatory of Music, which is now on the UMKC campus. The Conservatory joined the University of Kansas City in 1959, which became UMKC in 1963. The Winter mansion at 30th and Troost was torn down in 1938.

As with so many cities, KCMo lost some incredible turn of the century/gilded age homes. Thanks for the links Fang!FangKC wrote: ↑Sat Jul 24, 2021 2:24 pm Yes, same building, but modified.

The site walls for that house look to still exist on the lot to the west.

The music school was the Horner School of Music, which as mentioned, merged into UMKC after the war. The Horner family is still prominent in KC -- members of the KCCC IIRC.
