Ahh okay. Thanks for the clarification. I actually am starting to like the KCS site assuming they work with them to get it to be more than just a garage. Good place to handle traffic and keep it away from 12th and wyandotte area.

^That looks thrown together quickly for eye candy purposes only, pasted on top of unmodified surface lot image. But would be nice to see some drastically different architecture in this territory, outside boxy buildings.

That dual curved town is a horrible urban design. I like the curved look but there's no street presence with huge setbacks.
It wastes the parcel size to put height in which unnecessarily increases the cost and makes it much less likely to happen
Completely rethink it as shorter and squatter and it could work

Highly likely something like that would have big garage as base for entire lot with this on top. And green space otherwise on garage platform. But garage should be hidden as much as possible with ped friendly street level.

If I were designing one I would make a garage that's a functional extension of the P&L + hotel garage and share the parking space as one big structure. This would enable multiple entrances and better sharing of all the spots.
It would be more complex than a brand new garage, but everyone benefits from more shared spaces.

You could probably get 2 or 3 floors below ground without breaking the bank. WR really “needed” just 4 or 5 floors of parking.

Not 100% sure what you are saying. But..... I just realized you can see a garage and entrance if you zoom in. The rendering is a 38-floor design that was scaled down to show what a 26-floor building could look like on the site. That is also why so much of the lot is left empty in the rendering.
