Flaherty Collins's proposal violated FAA height restrictions. They resubmitted a conforming bid while they await FAA variance approval.

The Feds need to just stop with this. I’m sure the Flaherty and Collins project wouldn’t interfere with flight paths.

I think the neighborhood will get over the height shock (it's not that tall) because this is clearly the superior and more thoughtful project for this site.

I would be supportive of the Flaherty proposal adding a floor or two even. Its project is better and the team felt more cohesive.

The idea of a RM Park playground is new to me. Would be a great addition.

I wish they had a massing rendering. I have no problem with the height but the scale would be nice to see.

I appreciate Birt's desire to make all affordable housing but the Flaherty proposal is far superior if they can pull it off.

That was the kicker for me. Birt's selling point is affordable units but Flaherty brings more affordable units to the table

Flaherty was endorsed by a board that reports to Port KC on a 3-2 vote. Now the Port KC Development Committee, and full board, will make the final decision based on that endorsement. Plans still call for the 12-story tower, but the developer is willing to discuss this with Port KC and make changes if needed.

FAA application for a crane was received on December 21st.

Jon Stephens says that the project is currently working through the PortKC team on multiple pieces regarding the construction timeline, traffic, parking, and regarding other projects along the corridor.

Sixty of the apartments would be set aside as affordable. At the 70 percent MFI level, monthly rents for a studio would be $1,061; one-bedrooms, $1,212, and two-bedrooms, $1,364.

At the 50 percent MFI, studio rents would be $758; one-bedrooms, $866, and two-bedrooms, $974. The full, market-rate monthly rents for the remaining 240 units would be $1,250 for a studio; $1,800 for a one-bedroom, and $2,400 for a two-bedroom.

To help finance the project, Flaherty & Collins is seeking a 25-year property tax abatement that would start at 85 percent for the first five years and drop by increments to 25 percent the last five years. It’s also seeking a sales tax break on construction materials.
As a city-owned lot, the property is currently paying no property taxes.

The build towards critical mass continues.

Averaging 2.2 - 2.8 persons per apartment; this project and Three Light alone will bring 1300 - 1700 residents into the CBD. Add in the "Tracks" project and other smaller projects; the equivalent of a small town will be relocating into the R.M.-Downtown-C.Center area.

Here's to ringing down employers about locating operations in the vicinity.

^Downtown average is about 1.7 ppu last time I checked.
