Sharing this again since it’s neat to me. The Louis Curtiss designed 1200 West 55th is for sale for $5,495,000.

14,863sf, 7 beds, 7.5 bathrooms, 4 car garage.

I am sorry to say that the "renovation" someone did on the Bixby House was actually a gutting. I toured it recently. All of the period details have been removed, including the starburst marble floor, the art deco bathrooms and fixtures, even the 1930s "low profile" fitted radiators have been removed. The Lalique chandelier has been replaced with a plastic made-in-China knockoff, and the Baccarat glass knobs have been sold.

The house is basically worth a minimal amount now as it would take hundreds of thousands to restore to livability, and I certainly hope the new buyers do not attempt to demolish this landmark. It retains its large lot and exterior details, and it remians on the National Historic Registry.

I recently toured the house as well. A potential buyer is coming from California to see it this week. I hope he buys it because he wants to restore much of it.

I was sad to see how much was torn out. The stair hall was semi-intact. The original railing with crystal orbs is still there! The decorative, spiraling plaster ceiling was there, too.

Are you sure the light fixture was a knock off? It didn't shine like the one in the photo below, but it was really really dusty (I didn't touch it to analyze the material).

Also, the starburst floor was not original anyway. The original was much more interesting with geometric shapes. It was made of linoleum!

The "Lalique" light fixture is plastic. I touched it.

The orbs appeared to be replaced as well, but I cannot recall if the replacements were glass or plastic -- I was a bit upset at that moment about the Lalique chandelier.

That house is a deal.
It should be 2-3x as much.

It's priced the same per square foot as ours is and ours is nowhere near as nice inside.

Not so much a real estate listing but definitely a home of interest. Satchel Paige's home in the Santa Fe neighborhood in KC. There are some surprisingly stately homes in this neighborhood.

Washington Post article reveals the difficulty the family is having raising funds to restore the home (<$3000 in donations thus far).

Good deal for a 49 unit 1987 apartment complex at 1550 E 29th. Overlooking Troost lake, 2 blocks from freeway. It is now subsidized housing, so the garages and carports are not even being used. Large units could be updated and security gates added to parking. With the rents being paid on Troost, these could be affordably market rate. 3.5 million.

This apartment complex has sold. All tenants have received notices to move out. Will be remodeled to compete with new apartments on Beacon Hill.
So many section 8 voucher buildings being emptied now including on Armour Blvd and Alcazar on 39th. I don't know where the folks are going to find places to live. Good for the neighborhood and city, disastrous for those economically marginal.

Do you have some news about the Alcazar and buildings on Armour that the general public doesn't know? Which buildings on Armour?

There are actually quite a few affordable/section 8 developments under way/in planning/recently completed that don't really get a lot of attention on this board or in the media.

One of the showier houses in Mission Hills is for sale, corner of Indian Lane/ Mission Drive and Overhill, right behind Julia Kauffman. Kid I knew in grade school used to live there. The interiors can be described best as "baronial." The price is not unreasonable.

Notably, a kerfuffle erupted at this address with the town about public (park) property versus private land a few years back (similar to what happened in the 1990s with "Peetwood Park" at the Peet Palmolive estate and also "Hiawassee Park" and the old King Radio estate at Wenonga/ Indian Lane.)

I spent the past hour google streetview and looking through some historical info about old St. Joe. It's an interesting place and unfortunately befallen much decay and population loss after its hayday in the turn of the last century - somewhat to KC's benefit as we emerged as the livestock hub due to our earlier railroad crossing despite St Joe's early lead.

I think STJ has a ton of potential especially in a post-covid America where many people can work from whereever. The chance to buy an $800k beautiful historic home in a cool but not overly remote town versus a two bedroom bungalo in LA seems like it could be enough to lure some people. They need to continue rehabing houses and in general cleaning up blighted and abandonded properties throughout the town.

Another amazing unique home I noticed was this one down the block - 802 Hall. Listing mentions former Air BnB. Really rough shape back in 2013 when it sold for $265k. It doesn't look much better from the last streetview. I hope it remains in good hands and repair.

802 Hall was my dream house when I was a teen. It's fallen into disrepair. It was in much better condition in the 1980s.

The mansion across the street is the Shakespeare Chateau Inn. It was featured in a holiday movie, "Christmas at the Chateau," on Showtime.
