Engineering drawings call this "Board of Education Temporary Parking Lot." Demolition will remove some parking but this surface lot will cause a net 116 spaces to be added. Somehow, I do not believe that this will be temporary.
October 6th is the CPC public testimony hearing. Would be great if some turned out to (via zoom) to protest it.

This is so sad. The entire east side of downtown is parking lots, most of it is not even needed and is empty even during the weekday.

Watching the Zoom meeting regarding this parcel. It will be a 164 space parking lot but they don't know how long "temporary" is temporary. Josh Boehm asked is they would be okay with a time limit on the parking lot, and they said "We can do a time limit as long as we can extend it whenever we want”.
Kevin Cunningham asked if there was any consideration for anything else other than parking here, like a parked and the representatives said "no".
It doesn't seem like it has any real support so any approval will be a reluctant approval.
However, it was said by the representatives that Copaken would like to get 13th and Grand going so they could get this going up.
They also went through a ProForma to redevelop the building but the numbers didn't work. In addition to this, vandalism took place (copper wires stolen), homeless people lived in the building, and fires were lit in the building by those homeless, so those were causing problems. They also said the maintenance of the building was poor so that added to the reason why the numbers didn't work

We need to have a rule where developers cannot come in unless they have a plan for redevelopment and a way to get financing. They did look at activation for things like a Food Truck park but the numbers didn't work there. Parking lot was the only way and even now, the parking lot scenario barely breaks even.

Copaken seems to be the new Stanley Durwood. The problem with Copaken is that while they wait, smaller developments eat up any pent up demand so they wait longer. They don't seem to have much vision.

They have vision but lack funds and/or willingness to take risk. I can’t name any of their projects in the past cycle where they weren’t partnered with someone else. Copaken’s response is always “we can not receive financing without a tenant signed.” Peers like Somera Road and Platform Ventures on the other hand don’t seem to have this problem because they can/ are willing to bring cash upfront to get things going.Highlander wrote: ↑Wed Aug 26, 2020 12:05 amCopaken seems to be the new Stanley Durwood. Everytime I walk by this building it scares the shit out of me. I'm sure they know what they're doing, but watching them take it down...

Man, this is going to leave a massive gaping hole in downtown. Downtown east of grand is already low density, but removing that building will really change the feel of the area and since that was one of the only somewhat modern buildings, it will take many views in that area back to the 1930's with only the jackson county courthouse and city hall in view. East of Grand needs so much infill. It's ridiculous this is being torn down.
