Mid-July leasing update: 21 of 132 units leased. 16% "occupancy".

The building hasn't opened yet and their availability portal may not be that accurate yet.

I don't know if I'm the only one or what, but I've gotten two ads on Facebook for this in the past few days when I haven't before. Maybe they're starting to advertise on social media to try and get more people interested.

16% is low but I guess it's ok for now.

Yikes. Premium price for no amenities does not seem like a good sell in the current environment. Maybe doable adjacent to large parks such as Penn Valley or Berkley.

10% pre-leased isn't that bad. Hard to rent apartments before they are fully open. I think this project will do pretty well. They aren't offering incentives as far as I know.

The lights on the NE corner were on last night- the "wave" pattern looks great. The street lights make it very hard to get a good picture so go check it out after sundown!

Another thing that shows is how post-streetcar there's a net increase in parking near the streetcar

The Coorigan Station garage is at least a 2x increase over what was there before.
Reverb is 2-3x more
In the corner City Club is a massive parking increase
In the far end one hotel added no new parking but between the convention hotel and the one inbetween, there's two large garages built
Just off screen and not yet built, Two and Three Light are replacing small parking lots with multi story garages.

So from 14th to 20th there's more parking than ever before.

Sure, it's not surface lots but there's very little true TOD development going on downtown.

A few caveats:

- Many of these structures are charging some or all tenants for parking (while transit is now free)
- Many of these developments are providing less than the previously required minimums
- Many TOD projects have parking, the question is where the transit is in relation to key activity drivers at the site (front door, retail, distance to parking and what's in between)

But, yes, we do have more parking supply in greater downtown (and Crossroads, specifically) than ever before and the city keeps approving and subsidizing one-off structures that aren't shared -- all of which dilutes the effectiveness (and, thus, cost) of public transit. These approvals also fly in the face of multiple parking studies the city has funded in the corridor.

At least we're not adding car capacity to the streets!

The building looks so sleek with its clean lines and engineered precision...but then you look at the roof. Man, they could have really benefited from some screening. The rooftop mechanical equipment looks like shit, especially from the West.

I'm guessing screening is not part of the design?
