IMO BPV has virtually nothing of interest outside of sports events, and in that case it can get crowded and messy in a hurry. Nothing strongly against it outside of personal preference, but it's a void on the map from my perspective. On game day, I'd prefer to either be in the stadium or as far away as possible. Outside of that, it's not very compelling in terms of tenants I'd want to visit. It's at least better than a massive parking lot, and development around it seems to be continuing somewhat.

The biggest sins around Busch Stadium are the massive ugly parking garages and (to the south) surface lots. I know it's a major sports venue in the middle of a car city, but it makes the whole area downright oppressive as a pedestrian. I also think the block that contains the Hilton at the Ballpark needs to be more or less razed, it's a huge eyesore in my view. Keep going north and you keep running into horrible monstrous garages, some of which are literally condemned. To boot, the one-way high speed car sewers that are Broadway/4th are IMO the worst pedestrian experience in the whole of downtown STL. They love their one way streets downtown, but those are particularly crappy on foot.

Other than that particular pocket, I've been super excited about downtown STL development. As someone who frequently stays downtown and gets around primarily on foot, the downtown experience has improved massively in the last 10 years or so. Lots of room to improve, but it's better every time I'm there.

It's a nice rendering. This is the first time I noticed they had the light rail running through it as well. Can't wait to see the skyline when it has strata, and four-light filling up the rest of that same image.

From that vantage point with 4 Light the Strata would not be visible.

If Four Light has an arm to main, it will be hidden
If it doesn't Strata will show.

With how Three has changed design multiple times it's uncertain either way

An updated version of that rendering with the new 3 Light design, 4 Light, WR, Strata and the park over the highway would look top-notch.

Not a bad idea. But it would need to be purely congecture for at least one building since that's projects from multiple developers
