I thought I'd mentioned here, the garage is under contract and proposed as apartments from what the owner has told us.

Anything will be better than the current garage. Even a new garage.
I parked in it for almost seven years. They had to give everyone valet parking because there wasn't enough space on either level for anything except parking cars three deep end to end. The workers shuffled cars around all day. They had to close the top level because it was falling apart, sometimes dropping chunks of concrete.
