I believe 3 of 9 have sold. Only 6 listings remain on the real estate sites.

I'm only seeing 4 townhouse listings now. 5 of 9 are spoken for already?

Or further south. Row houses are probably the only thing that will fit in that awkward land on the west side of McGee carved from the flank of the cemetery.

Gallerie Near Completion, New Neighborhood on Old Parking Lot
https://cityscenekc.com/gallerie-near-c ... rking-lot/...
The 361-unit apartment development built by Indianapolis-based developer Milhaus begin accepting residents about 10 months ago and its final units are expected to be completed this week.
In addition, a 57-unit apartment project called Icon at Gallerie is expected to be finished in April, and nine townhomes built by UC-B Properties are now open as well.
John McGurk, vice president of development for Milhaus, said the $80 million investment has found a solid market. The current occupancy at Gallerie is 45 percent and the pace is picking up now that the project is almost complete.

They are also doing the Marcato project along Troost. Amazing Troost studios are going for nearly $1K/month.
Studios at Marcato go for $831- to $928 per month; one bedrooms, $1,097- to $1,163, and two bedrooms, $1,326. About 70 percent of the development is leased at this point.

$1.55 per square foot is cheap for new construction. That's why it's 70% leasedearthling wrote: ↑Tue Feb 11, 2020 12:25 pm They are also doing the Marcato project along Troost. Amazing Troost studios are going for nearly $1K/month.

Think about how much lower the utility cost would be. Probably saving more than the cost difference over existing units.

Does anyone remember how long Milhaus's option to purchase the land south of Gallerie ran? I wonder if they will be exercising it. Looks like it still belongs to Hallmark.

Re: The Gallerie - 27th & Gillham Apartments and Condos
Apparently this bus barn thing will be a gym now.Critical_Mass wrote: ↑Fri Feb 16, 2018 9:04 am Only 9 townhomes are now planned. The 'bus barn' on the west side of McGee which was originally to be demolished for a second grouping of townhomes is now planned to be renovated into an indoor/outdoor restaurant space with large garage door openings. They've brought on Hufft architects for this component.
As reported before, the condo building will likely be rental units instead. Lastly, the empty lots to the South were referred to as 'phase 2' by the developers when I spoke with them (the UC+B guys), so it sounds like infill extending south to the greenlease (sp?) building is likely.

I really wanted to like the townhouses but they aren't setup great and the whole neighborhood feels isolated from the rest of downtown so I'm passing. Maybe the end ones would have been worth it.

Interesting, because we really liked the layout - i need an office so i'll be using the first floor bedroom for that. I agree with the isolation - I'm hoping that will change and going into this with somewhat of an investment mindset. Streetcar and better integration with crown center/more new development should make these pretty prime real estate in the future.KCPowercat wrote: ↑Sun Jun 14, 2020 5:20 pm I really wanted to like the townhouses but they aren't setup great and the whole neighborhood feels isolated from the rest of downtown so I'm passing. I loved the high ceilings but the rooms all just seemed a bit small to me. The 3rd bedroom / office space was nice.

well i guess it depends on perspective. I'm going from a studio in twolight to this. Rooms seem pretty large to us.KCPowercat wrote: ↑Sun Jun 14, 2020 5:31 pm I loved the high ceilings but the rooms all just seemed a bit small to me. The 3rd bedroom / office space was nice.

You're fine. We were weighing this against a condo for sale in Bridgeworks. This just felt better, even though the downtown integration isn't where I would like it. Hopefully they keep the ball rolling on development in the area.

Streetcar extension will definitely help.
