Would be fantastic if it can be pulled off. Would love to see 8th St between The Phoenix and Main built up with multi-functional hirises like this - office/hotel/residential hirises with retail spaces below, perhaps a ped only street. If one of these can be pulled off, hopefully more developers will pursue these throughout downtown. Though we may be approaching a peak of supportable downtown hotel rooms. Even so, this one could be worth incentives.
Sounds like at least $300M building. Could be difficult to fund w/out some pre-leased office, though office isn't as much space.

So should it butt up against P&L building or maybe tier it so W end peaks and leaves a gap for P&L to stand out? That is lowest floors are full plate office/retail, next layer hotel 2/3 of plate against W end and residential top end with maybe 1/3 or so floor plate to W end.

Based on similar size hotel/office/residential projects in the city I'd put it at 35-50 stories.
- 500 parking spaces and 160,000 sqft office: 13th & Wyandotte project with 14 stories
- 200 hotels rooms:: Similar to Hyatt House with 13 stories and 150 rooms
- 225 apartments:: Based on 12 units per story (approx Two Light) would be 18 stories

The website is surprisingly fairly specific for an early proposal but it's the funding that I'd question more than the intent of project. And they need to be reasonable if asking for incentives. The height will also significantly depend on if they do residential the full plate of the site or say about 1/3 or so of site size. The hotel floors also might not be full site sized, maybe somewhere in between. If less than site size, more floors.

It's already a mess with everybody following their gps to Sprint center or power and light. Maybe if we make these new garage monstrosities require public parking it will actually help.

My height estimate then is:
Office: 9 floors
Hotel: 10 floors
Residential: 18
Total: 37 floors
