Apparently so. Maybe garages with buildings on top. Would take all of this with grain of salt as it's a pretty weak 'plan', not a proposal yet, which is why I didn't post this in a dedicated thread. Pretty thin at the moment.

^ That building is misleading because it is actually a 4-story structure (2 under viaduct). It would be a good project to buy both buildings on each side of the one-story to be demolished and tie them into a new taller building in the middle.

The intent of this general development plan for the Freighthouse PIEA Planning Area is to remove multiple negative (blighting) influences by redeveloping and revitalizing the 11.06 acres of land and 226,273 square feet of existing building improvements while also creating new dense multistory mixed-uses supported by structured parking. The Greenline will also be constructed through the Planning Area creating public shared space amenity. The general development plan is in accordance with the recommended housing guidelines described in the Greater Downtown Area Plan and the FOCUS Urban Core Plan.
As presently contemplated, multistory industrial structures will be retained, repurposed, and revitalized. The one-story industrial uses will likely give way to denser multistory development. The dirt lots adjoining the east side of Main-Walnut Viaduct and the Freighthouse restaurant surface parking lot west of the viaduct should be improved with dense vertical development above structured parking that utilizes the valuable Main Street frontage and the Downtown Streetcar line. The surface parking lots at 2015 Walnut Street and 311 W 22nd Street could be improved with multistory single or mixed use structures atop structured parking. The smallish surface parking lot at 2101 Walnut Street would be incorporated into the city’s proposed Greenline and used as public amenity space.
The overall strategy for redevelopment within the proposed Freighthouse PIEA Planning Area will emphasize the following:
  • Removal/repair of sidewalks, curbs, gutters, driveways, parking lots, abandoned rail line, unneeded chain-link fencing, while securing and revitalizing (Greenline) the area beneath the Main Street and Grand Boulevard viaducts.
  • Removal of trash, illegal dumping, illegal camping, and graffiti.
  • Addition of required attractive and environmentally-friendly landscaping.
  • Renovation/reuse of the four industrial loft structures along Walnut Street and Grand Boulevard.
  • Construction of new dense multistory mixed uses atop structured parking.
  • Create Greenline connection through the Planning Area along the south perimeter near
    the railway.

Don't want to be NIMBYish, but watching the trains from the patio at Grunauer is one of my favorite things. Hate to lose that to a parking structure.

Given no design detail yet, it could be garage with residential above and retail space surrounding it, including eats/coffee facing the tracks/US.

Am more concerned about a single developer getting a large tract like this at it could potentially turn into every building looking approx the same (like Cordish Light buildings).

BTW, is there a single owner of all this land? The City?

Hope you are correct. That is a very handsome building and I do NOT want to see it demolished!

I believe that Menlo decided to move into the space above DermaDoctor on McGee instead.

Heard thru the grapevine that that building has huge remediation issues (lead paint and the like). Whatever they do with it will cost a pretty penny.

1. The proposal includes the greenway walking trail on the trackside of the parcels.

2. I am not so much concerned about a single developer building similar buildings - more so concerned about a single developer taking an eternity to build it out (ex. Cordish, East Village, etc). This and/or Washington Square Park are KC's version of Nashville Yards. That project is being built by a single developer (and in one swoop) with buildings that look good but are similar in design.
Nashville Yards: 3.5 million+ SQ. FT. OF CLASS-A AND CREATIVE OFFICE SPACE; 1,000+ RESIDENTIAL UNITS; 400,000+ SQ. FT. OF RETAIL & ENTERTAINMENT; 1,100+ HOTEL ROOMS. (and a main tower of 600')

The developer now controls, owns, or has under contract 70% of the district. Superior Moving is envisioned as an office redevelopment. The Belger Group is looking at an expanded arts space and want to add green space.

The freight house PIEA moves to the full council next week - recommended do pass.

CityScene reports new hotel/apartment proposal at 1650 Broadway.
The proposal calls for two residential buildings, one seven stories, the other 12 stories, totaling 220 units, and a 12-story hotel with 220 rooms to be built at 1650 Broadway. A parking garage would be located beneath one of the buildings
Will be asking for incentives.

Also, in an aside, Hotel Bravo is mentioned in a way that makes it sound like it is still alive.
