The designs so far are more iterations on the same thing.
How do you make a building radically different yet obviously a building belonging to a larger group of buildings? I mean of course they're iterations of the same core principals.

Does anyone have examples of 3-5 sister buildings that are all very unique, yet easy to tell they're a set?

The whole point is to not look like a group (of sameness). Give each their own unique identity.

Yeah I don't get the thinking of it being desirable to have sister buildings in the same development look anywhere close to each other.

Lake Shore East by Magellan is one of the biggest skyscraper communities by a single developer that I know of. Each building has a unique design that reflects the unique vibe of the individual building community.

P.S. John Buck Co. (New owner of Crowne Plaza) is involved with a few of the skyscrapers on this mega block.

It’s very common for developers to want multiple buildings to have similar features. Sure, slightly unique and not boring carbon copies. Yaletown in Vancouver is a good example of 7 or 8 buildings that are very obviously related but each slightly different.

At the end of the day, it’s about function and business, not winning awards for ground breaking design. Someone mentioned “ego”, I think busting the budget to build 4 massively unique buildings would be a good sign of ego. Modesty is finding the middle ground and not losing site of the end goal.

Changing to red glass shouldn't bust the budget while allowing to mix things up. Can do interior mostly the same as the others. Avoid looking like 'the projects'.

Switching from precast limestone esque panels to red glazing would be a major cost increase.

Am talking the glass, not panels. Should we be content with building as cheap as possible? If so then all buildings may as well use precast concrete and designed as cinder blocks with plexiglass windows. Lets shoot for that! ;)

The example building appeared to use red opaque glazing instead of panels. My bad.

1 to 3 Light have seen a number of design and material improvements as the developer has become more confident in their ability to extract higher rents. Two Light incorporates some of the best interior designs and finishes that we’ve seen in KC so far. Three Light will have even better and will have an improved exterior design. Multiple colors/opacities of glazing will be used, paneling will be used to break up the north and south facades, Y columns will be employed on the amenities deck. 3 and 4 Light are being built about as luxuriously as the high end of the market can support.

Yeah, they are commanding $3-$4/sqft foot in addition to incentives. Should be able to improve quality of exterior with Three and Four. And it's an opportunity to not look like 'the projects' from the same developer.

I think the exterior of 3 Light will look a lot better than what you’all expect. It’s certainly similar to Two Light but enough is being done to make it its own distinct structure. Look back at the original 3 Light designs, the design has changed a lot for the better.

4 Light potentially has the ability to use height to differentiate herself from the rest of the bunch. I haven’t seen the latest drawings but it’s safe to say they are going to look better than the early ones.

The discussion isn't so much about it looking better as much as the higher leasing rates allows for an opportunity to do something that looks different, that is not a boring project continuation of the other buildings.

If you make Three look much better than Two but part of project continuation, then Two may look relatively poor. If you make Three look better and completely different than Two, then Two doesn't look relatively poor as it stands as its own unique building.

Just because they’re getting higher rents doesn’t mean you crank up the budget. Residential is a very long term game and you’ve got to build knowing that you may not always get top of the market rent.

Post a few photos on here of something that you want to see done. Suggestions made here are brought up to those in charge from time to time.

The red paneling on the previous page doesn't look realistic from a cost perspective and I don't think it would look good on a building of great size.

Also posted this last page, red glass. But even if not red, there are 10s of thousands of building designs that look very different from Two Light. Point is there is an opportunity not to look like part of 'the projects by not looking like it's a 'companion' to Two Light. Let Two Light be its own building.

This project is extremely similar to 4 Light in size and uses. Oriented N/S a building of this scale would look great in downtown KC. The architecture itself is somewhat bland and is reminiscent of One Light. I think that goes to show that the little architectural details that Cordish has been adding to Two and Three Light really do go a long way visually.
