It's on Kansas side and local stations cover Weather and so on from their. Already has Menards.

It's on the Kansas side in the same sense Nebraska is next to Kansas City....

It's South of here and we need a Board that includes other area's in KS/MO that are in KC area.

Considering that we don't have that for the MO side, I would have to disagree. That leasing plan is also a mess. It's implying that Emporia can handle another 100,000 ft2 General Merchandise store? What are they going to bring in? Target has built like two stores of that size in the past five years and that would give Emporia a larger Target store than most of the stores in Kansas. Dillons pulled out of several proposed stores, including a new Marketplace store in Dodge City, and has never seemed overly interested in its existing Emporia store, and that's too large to be a Hy-Vee. The others are laughable too. Bed, Bath, & Beyond is inches from liquidation, Best Buy stopped building small format stores in markets like Emporia 10 years ago, Staples had to shrink their existing store in half to survive there and Office Max/Depot are closing stores like mad... The entire plan is a big mess.

Homegoods? Sierra Trading Post? Sprouts? Ross? Felid and Stream? Hen House! Ramey Price Cutter if it wants to expand into KS?

Yes, I'm sure Field and Stream wants to open its first Kansas store in Emporia, the town famous for helping chase off its second largest employer over a little xenophobia. I saw their high school and school distirct numbers the other day at a meeting. They're still hurting big time from Tyson 12-ish years down the road.

There's 26,000 people within 5 miles and this development somehow needs thousands of parking spots at once. Do they really think 30% of the population will be shopping there at the same time?

If anyone ever needed proof of how lazy development companies can be, this is it.

this project will never happen. Its too hard to finance something like this without substantial incentives. The City gave their incentives to the Hobby Lobby development which hasn't done a damn thing in 3 years. I cant think of a single retailer that would want to be there, the ones that might want to be there are not credit worthy enough to support new construction. When providing new construction you have to increase your rents, Market rents here don't support new construction at this scale.
