I just ate at an existing Picklemans what for getting a sense of the place. I would place it below Planet Sub and inline with or below Subway.

I disagree.
Picklemans pizza and soups are good. I ate there many times when I lived in downtown Columbia mo. Get the French dip, chipotle chicken, or baja chicken soup. People like the pizzas too. Typically they make their food faster than they can build this location.
I’d put them slightly lower than like a firehouse, for sure better than subway or Quiznos.
