Westside happenings

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

There are plans to build 5 single family homes at 21st and Belleview.

This is the same developer that built 1120 Missouri in Columbus Park and the design on these will be similar. I really like this model of infill - similar density to townhomes, but you don't have to worry about HOAs. These could fit in the many narrow vacant lots in the city.

That is the right approach. Build the density of townhouses, but separate SFHs with no association fees. That is where the market would be to push townhouses in KC. No problems with banks and the 50 percent pre-sale condo situation.

This is exactly what is going on in the West Plaza neighborhood, sandwiched in between the plaza and stateline. I and a few other developers/builders are following this model. I have a seen a few builds that have combined lots, but for the most part the houses are vertical and feel more like townhomes with no HOA.

^ Some of the houses I’ve seen on Liberty seem to be too big in scale to the neighborhood. Are those yours?

When I was looking for a house in KC, that is what I really wanted. A townhouse setup that was a SFH, but no HOA. It was impossible to find one then because they really haven't existed historically in KCMO. The ones that did were demolished. Here there are attached townhouses with common areas/HOA that are more like apartment communities. I wanted a house with no front yard, porch right off the sidewalk, and a back courtyard area that was big enough to have a small raised garden bed, and garage off the alley. These types of houses are all over cities like Chicago, Philadelphia, New York, San Francisco, Baltimore, Boston, and DC. You can even find them in St. Louis. I wanted something with a front porch that could be set up not to have required yard work (lots of yard mowing).

I agree, but would love to see the inside. I'm guessing the interior was the first thought.

Look at the windows on the ones with the lifts in front. That's how you design a home.
