Re: Three Light
Sounds like the city council approved the incentives for 3 light. Was this the last hurdle?

Re: Three Light
I'm surprised that Justus voted against the incentives.

Re: Three Light
Two light is "expected to be fully occupied by fall" but Three Light "won't begin construction until 2019?"
So they made a huge change to the time line?
I thought the original plan was to begin Three construction when Two reached a certain % leased?
Now they are postponing Three construction several months after Two is full and still without a hard start date.

Re: Three Light
With the political winds and the affordable housing problem this may be the last incentivized market rate development.

Yes, bur it's not like eastern WyCo has the demographics to prop up anything, hence the desolation in the Indian Springs area. Before Legends, State and 78th was the shopping destination for WyCo because that's where the demographics start to stabilize. Kmart, Price Chopper. Lowe's, Marshalls, Vintage Stock, and PetSmart are still there till this very day. They're also not terribly far from the stores in Mission and the one at Legends.mean wrote:A store downtown would be a lot more convenient than driving all the way to Mission, Independence, or Chouteau for at least dozens of thousands of people from eastern WyCo through the greater east side / northeast and near-in NKC, not to mention more convenient for a whole bunch of transit-dependent folks in the urban east side than going all the way out to Blue Ridge. I don't know if that's enough population or the right demographics to compel them to build a store, but I have a feeling they wouldn't have much trouble making money if they did.

The city's negotiated ask that Cordish redevelop the Midland building as affordable housing at the same time resulted in delays in financing.anonkcmo wrote:Two light is "expected to be fully occupied by fall" but Three Light "won't begin construction until 2019?"

Given how tightly Cordish is tied to the current administration, can't see him giving much favor...DaveKCMO wrote:What Would Kander Do?

Maybe I'm delusional, but it seems to me like the roof has a steeper slope than in previous renderings

Looks like One Cardinal Way a lot now. The sloped roof will be translucent according to the massing study.

I'm more convinced now that the interstate will eventually get that deck park. Cordish and Loews will likely lobby heavily for it to be constructed to improve the neighborhood around their buildings.

Re: Three Light
Based off of the massing study, the rendering in the EDCKC document form March is outdated. Figured since it says "preliminary" on it.
