Would like to see St. Lukes vacate all of their property north of 43rd. Plenty of space for a huge garage where they just tore down the building no SE corner of 43rd & Wornall.

If anything maybe St Lukes would agree to Westport employees parking in their lots on Fri/Sat nights (with a special WP employee pass with unique # assigned to employee). Any cars left in morning risk loosing their pass. That would free up spaces for others. And WP biz should otherwise encourage workers to bus and/or bike to work or even say reimburse for $3 in/out bus fare on weekend nights.

At 43rd/Wornall was a one story + basement level ~1960s to 80s style structure taken out 2014-2015 time frame. It didn't look ugly, just nondescript.
The parking garage was a separate structure mid on the block between Wornall and Broadway and it was removed the year after.

Latest Westport Manor proposal...
Would depend on hotel operator but would be nice if apts could get hotel services. There aren't many of those in KC and would be a standout for attracting renters. And the hotel services gets some side biz during down periods.

The project also would incorporate the existing Char Bar restaurant, 4050 Pennsylvania, on the ground floor of a proposed seven-story apartment tower on Pennsylvania Avenue; the existing Manor Square building, which includes Tivoli Cinemas; and the existing Manor Square parking garage.
The 700-space garage, which is between the sites for the new apartment tower and the proposed nine-story boutique hotel on Mill Street, would be topped by a rooftop park.

Justus and Shields are introducing a "moratorium" on development in Westport until historic survey is completed...in 9 months. it is unclear how this affects projects currently in pipeline process.

Nine months?!? I can walk the area in a couple hours and note which structures are historic.

The study of the buildings from the outside is only part of the work.
it includes lead time to schedule the study, schedule time with all owners over weeks or months, review in person all buildings inside and out from top to bottom, compare to original photos and plans, write up results and schedule time to present.
Historic value isn't in looking old, it's in maintenance of the parts of the building that give it value.
If the neighborhood is 90% shells that have been gutted over and over there's more reason for the council to reject the same for a building which has been maintained inside.
You're also not picking a period and assigning value based on date of construction. If we only approve tear downs of buildings newer than 1960 at some point we won't have any left, and would have made the same mistake as in the past.
The only way to get agreement on the results of being fair is to value every buildings as it is today relative to its age

Don't pretend like this is anything more than a NIMBY strategy to stop development (aka parking and traffic).
How many decades have they had the opportunity to put a historic survey together and they only do it now that developers want to build something over two stories? No survey when buildings were torn down for parking lots. No survey when strip malls were built.
I fully support saving historic buildings and the grid of Westport. That's not what this is.
