The rendering is looking north. The horrible drivers are on Gilliam, which somehow gained parking?

I believe there is an effort afoot to narrow Gillham and make it more of a Complete Street, as it were.flyingember wrote:The rendering is looking north. The horrible drivers are on Gilliam, which somehow gained parking?

This old apartment building across the street (on the east side of Gillham) had the roof blown off during the storm earlier tonight.

Oh no! That's a great building. Hope the damage isn't too horrible.

Believe these renderings to be of the condo portion of the plan, I believe these buildings will be on the west side of McGee Trafficway and on the southern side of 27th between McGee and Warwick.

It's just my personal opinion, but black brick is ugly as sin. I realize that red brick is so repetitive, and often used. But it works.KCDowntown wrote:Believe these renderings to be of the condo portion of the plan, I believe these buildings will be on the west side of McGee Trafficway and on the southern side of 27th between McGee and Warwick.

Wow, we have totally different opinions because i think that it looks great. You are right, red brick is repetitive. This breaks the norm while not making it look cheap at the same time.UrbanKC wrote:It's just my personal opinion, but black brick is ugly as sin. Hirise residential for those surface lots would've been more ideal but not a bad project. It says 3 retail spaces along McGee. Does that mean just for that street or is that all the retail for entire project?

Re: The Gallerie - 27th & Gillham Apartments and Condos
I am assuming 3 retail spaces for this phase of the project, all being on McGee.
I am fine with the scale of this project. I think high rise actually would be a bit out of scale with the area, although they would have had great views. The upper floors of these buildings should still have good views. The second floor of Longview Elementary actually has a nice view.
I do think the lots to the west and north of this project would be great for high rise with this project being a good transition from the more neighborhood scale of Longfellow and Union HIll. I have no idea if Hallmark is shopping those or have any plans themselves.

Mcgee and 27th St. will be closed to traffic completely for about 2 years during construction.

Moving quickly moving dirt, the old gym is gone. This complex is going to be somewhat isolated from the neighborhoods to the north and south. To access Crown Center the most direct you have to walk blocks between the walls of giant foreboding parking garages to end up in a passage by the Hallmark visitors center and then into the upper portions of CC square. Otherwise you would have to walk west to Grand and down. I don't know if there is anything CC can do to improve the interconnection. To the south there at 2 huge empty blocks before getting to Union Hill. Two empty blocks does not seem like much until you walk it.

The two blocks to the south are both owned by Hallmark, but I believe the developers of this project have an option to buy it

I really hope UCB/Milhaus exercise that option quickly.kboish wrote:The two blocks to the south are both owned by Hallmark, but I believe the developers of this project have an option to buy it
Hallmark owns all of the vacant lots around here - the parking lots to the west and northwest, the grass lots further west, and the partially occupied lots on Main St. south to 29th St. I really hope something gets done with these lots soon, whether it is Hallmark developing them, or selling them.
Hopefully the streetcar extension passing could spur some action. I'm guessing there would be a stop by Liberty Memorial/Federal Reserve building.

Re: The Gallerie - 27th & Gillham Apartments and Condos
Tremendous amount of construction has happened, but it is all but invisible from Gillham above. Mountains of rock excavated with huge retaining walls. Columns poured for the retail levels facing McGee.
