Re: Downtown Mission/ The Gateway
Isn't the new Mission mayor a libertarian-type? I thought he ran against the driveway tax and was a small govt type. I don't know if he factors into this anymore, but I have to imagine he would try to get out of this.

He was on tv last night, a pretty mild-mannered type. Pretty non-committal in his description of the current project. Sounded like he was going to leave it up to the council.

mgsports wrote:http://www.kansascity.com/news/business ... 02136.html Valenti discounted reports that Wal-Mart Stores Inc. would prefer to relocate to a former Kmart site on Shawnee Mission Parkway near the new Ikea store in Merriam. He said the retailer has signed an extension to participate in the Mission Gateway project that’s good through February 2016.
The most recent meeting minutes from the Merriam City Council all but confirm that the old K-mart will be a Menards.

Re: Downtown Mission/ The Gateway
when he came back with the idea not paying any money for the sewers notice how they changed the plan to, "no, you will pay for the sewers starting immediatelly"
that's not a good sign for his project being successful. the scale of the new project costs more per square foot of usable space making it unlikely he can afford that much yearly in additional payments.
sounds like they just want him to sell to someone else and know there's no chance to force him to do it.

Sorry if this is a really silly question, but why is Walmart on board with this project still? Do we even know if they have an agreement with the developers?

I assume they still want a new store to replace the one in Roeland Park. The Mission spot is the only open land in miles for them to move to.longviewmo wrote:Sorry if this is a really silly question, but why is Walmart on board with this project still? Re: Downtown Mission/ The Gateway
What's the history of this project in terms of how the developer got his hands on this land? Did the city sell it to him after a bidding process with other developers? Or did the owners of the former mall sell it to him? Just seems like whoever sold it to this loser could've done their homework a little better and found a competent developer with a proven track record of following through with their projects.

he bought it from the private owners. i doubt they people selling cared who bought it, they likely wanted to not own a failed mall
they could have done their homework, but in a capatalist society they don't have to.

Mission Gateway developer is prepping a new plan (it still involves a Wal-mart)
The Pitch has learned, from a Kansas Open Records Act request, that Valenti’s latest plan is all but identical to the November version; it simply reintroduces market-rate apartments to a development scheme that has toyed all along with cohabiting renters and big-box retailers.
This time, Valenti says construction would start in the fall of 2015. But Mission records make it clear that Valenti doesn’t yet have any bank financing lined up. He also has shown zero retail lease agreements other than the Wal-Mart bid. And he still doesn’t have a franchise agreement for the 150-room hotel that he insists belongs side by side with a Wal-Mart.

Re: Downtown Mission/ The Gateway
And what a ducking joke this plan is.Tom Valenti said he would bring a new plan for the development of the long-delayed Mission Gateway project back to the city when he had “all of our ducks in order first.”
