Are any of the proposals available for public view? I really want to see how bad they are. They must be a complete wreck based on that letter.

Re: On-going downtown development projects
I would imagine it's a public record but the city hasn't got to the point they put everything for planning online. my last interaction for something similar required going to city hall to get a printout and I chose not to (wasn't important enough). it's one place I hope the city improves their processes. I know modot has such a system for paperwork for contractors so it's doable.Demosthenes wrote:Are any of the proposals available for public view? I really want to see how bad they are. Re: On-going downtown development projects
a new record has been set for housing units under construction in the greater downtown area: 600
records go back 45 years.
of course, we're nowhere near a record in total building permits or even value of the projects under construction. regardless, it just goes to show you how fast we've rebounded after the recession (3 permits in 2012).

Wow. And that number will be increasing by a great deal very soon.DaveKCMO wrote:a new record has been set for housing units under construction in the greater downtown area: 600

Cool! One of those 'twisty' buildings would contrast nicely with Sprint Center and nearby City Hall.

Re: On-going downtown development projects
Seems premature to build more Class A space with still over 20% Class A vacancy downtown (Class B/C have much better/lower vacancy). If it's purpose built yes, but they are looking for suitors, which may be tough when available Class A space is so cheap downtown compared to new construction. Corrigan building in Xroads also being upgraded to more Class A space. The Q4 office reports should come out soon and maybe Class A hit below 20% but it's still considered risky to spec build unless below 12% vacancy, or if existing space is highly fragmented.
Coolness if it they can pull it off, but sounds more like a vision at this point.
Here's Collier's Q3 office report. One of the reasons KC has trouble filling Class A space is because there is a massive amount of functional Class B space downtown with a lot more character (well, and KS siphoning downtown biz)...

Re: On-going downtown development projects
Copaken Brooks just posted the rendering on Twitter. Not sure how I feel about it. Also, sorry for the size of the rendering, don't know how to resize...
pash wrote:Biz Journal: Thanks to jobs, vertical construction's on the horizon for KC office market
Anybody have a link to the rendering?Imagine a new 25-story office building rising from the vacant tract just north of the Sprint Center in downtown Kansas City. ...
"The single best predictor of space in any market sector is jobs," said Mary Ludgin, keynote speaker for Integra Realty Resources' 2015 Kansas City commercial real estate conference on Jan. 13. ...
Thus, on the same day the new job numbers were announced, it wasn't surprising for Bucky Brooks, a Copaken Brooks principal, to unveil a rendering of the spectacular new office building envisioned for the Grand Boulevard site.
The firm, which acquired the site via a swap for land Copaken White & Blitt owned within the nearby Power & Light entertainment district, "can really be (developed as) anything," Brooks said during the Integra conference.
"But we have it planned now preliminarily for 525,000 square feet of Class A office ... with a unique, innovative design," he said.
The rendering, completed by 360 Architecture, reveals a spiraling design, achieved by rotating each of the 25-story building's square-shaped, 21,000-square-foot floorplates four degrees from the floorplate below it.
Construction of the Copaken Brooks office tower remains dependent upon landing enough large users to merit the investment. ...

Other than the twist, it looks pretty basic. This would better compliment Sprint Center...

Would prefer the bottom of the building be aligned with the street grid and the top askew. Would give a buillding on the skyline that is not an obedient soldier.l

Isn't the first couple floors of that design square with the grid?moderne wrote:Would prefer the bottom of the building be aligned with the street grid and the top askew. Would give a buillding on the skyline that is not an obedient soldier.l
