I think this is the block that Time Equities wants to build a parking garage on for the City Center Square building. I wonder if there is going to be a conflict between these developments?

KCD...there are 500+ spots in this plan so maybe working together? I had your same question....they did want retail around the outside like it is shown here.

so far so good. The street level retail at this block still concerns me a bit. The first floor of Chambers remains vacant, even with free rent. Hopefully with the lofts being completed at 10th, there will be more foot traffic soon.

OK I'm going to go through all these and select my dream team of retailers given the guidelines of the site plan and then my best guess.

Retail plots = good mix of tourist needs and residential needs
Food Market = some good gourmet store
health club = Premier Health & Fitness (already at 4th street live)


Theme of this block = residential needs

Small Retail = Nautica, Tommy Hilfiger, The Gap, a mix of other stores.
Fitness = Premier Health & Fitness (or Gold's Gym)
Gourmet Grocery = Food Lion Supermarket

- supermarket, prepared foods
- Nutritional store
- Specialty electronics
- Home decor
- Speciality leather goods, luggage
- News-time cafe

after today's article that this block will probably house the 1st residential tower and be built with the 1st phase, I'd say the tower on the SE corner of the block is the most likely.

Will the retail on the NW corner be built in the first phase and later residential on top?

this is great news. it answers my concerns about the res stuff coming too late. 200 units is a small, but great start.

are they still planning on 1200 units total? and this bldg is a 200 unit 15-story bldg? wow! are we getting 6 of these bad boys?

I'm betting the 200 unit tower is a test balloon, and they'll determine the timetable of the other towers based on the sales of the first one. Kind of like Western Auto. They moved up the construction of phases 2 and 3 based on the sales in phase one. I bet if sales are good, they'll start on the second/third/whatever tower quickly also.

As I've said before, I hope each residential building looks radically different from each other as to avoid a 'projecty' look. They should have different architects for each building that take a completely different approach.
