Office Space needed

I've got someone who wants to move a small company into some office space.  They think the midtown/westport area is kind of the price range they are looking for.

Anybody have any suggestions or contacts they could send me.....post them here or PM me.  I believe they are looking for 3,000 sf. approx.  They are open to about any area of the city....they just want a quality building cheap and they knew a person that had relocated to westport a couple years ago and got dirt cheap rents ($7 sf I think they heard)

No special requirements like sonet ring or anything...just general space.
