This is one reason a Target-like store is so important to get. They sell a lot of the basics that downtown doesn't have stores for.

I've always been under the impression that to sign one you have to sign several. No mall-esque retailer wants to be the only store down here (though Jos. A. Bank doesn't seem to mind, but it has a bit of a different clientele). I think to have a GAP you need a Banana Republic or Old Navy (all the same group of course). Anyway, they need synergy is what I've been told.

Could be. Garment district is nice for unique stuff but for tourists and locals alike, would be nice to have a store than had the clothing staples.

Speaking of synergy, Yard House is owned by Darden Restaurants; I wonder if (assuming Yard House works out for them, which I'd say is very likely) they'll try to bring in one of their other chains into the area.

While it's certainly good to fill a prominent empty space in P&L, I'm extremely underwhelmed by the Yard House signing.

It seems to duplicate the services available at any number of other establishments there, and there is already another location in a metro area "tourist" district (term used very loosely re: Legends).

I love the Saucer and quite like Bar Louie and Johnny's. Between those places, why would I go have a burger/beer at Yard House?

I would like to see more creativity and momentum with lease signings in P&L. You would think it has proven itself enough of a draw at this point, but maybe weekday sales still aren't high enough to justify the cost for some of these large spaces?

Many of those spots are 2-3 times bigger than they need to be. If they divided some of them up, could probably have better chance filling the remaining.

I think the food at Yard House is much better than the Saucer/Birsch/Louie trio

Not sure about better/worse, but I think of Saucer as a beer place that has some food. The other places are food joints that have beer. There is a distinct difference.

Didn't Hard Rock and Cordish have a falling out a few years back - not long after the P&L District opening? I had heard that a Hard Rock (heard it from HR people elsewhere) was going in but it fell through due to the bad blood that had developed. That said, HR Cafe is not the destination it used to be but, admittedly, it is probably the one place that would bring suburbanites downtown in large quantities.

Incidentally, was in Munich last week. Burgers at HR Cafe running at 16 Euros for the basic. That's like 23$. We left without eating.

Serious question - is HRC still a highly desirable brand? I don't feel like P&L, or even the region at large, is missing out on much not having a Hard Rock.

That said, P&L does badly need another home run tenant or two. I still can't believe there isn't an excellent local BBQ place...it boggles my mind.

I didn't think they were big deals anymore, but I'm probably not the target demo.

I mean, I saw people on the news excited about the KISS-themed restaurant in JoCo, and I think that's about the stupidest idea I've ever heard of.

Wonder what would still be considered a big name tenant? When this was being built, everyone was excited about ESPNZone. Not sure if anything like that exists anymore.

Benihana
Old Spaghetti Factory
Cheesecake Factory would be a get for downtown
Planet Hollywood is still a thing, but very limited locations now

ESPN Zone is only in Disney Land now. CBS has a sports bar in the Patriots NFL stadium, I don't know if they'll ever expand.

Continuing the caveat...I'm a bit surprised Twin Peaks has opened a couple suburban locations (Olathe and Independence) without a PnL. Actually seems like a decent fit for that sort of thing. Hooters, Tilted Kilt and so on.
