I wonder what the chances of 4 and 5 Light being built? 3 seems to be in jeopardy at this point.

If leasing continues to be successful, there will be a 6 light within the next ten years or so.

Long down the road are they open to replacing many of the other low rise buildings in pnl with high rise?

Very open as residential demand may continue to outpace traditional retail. They will also be numbered in the order they’re built regardless of location.

this site is around the size of 1 Light and they have a retail space + lobby

This retail building is over 10 years old and I'm almost certain it never had a single tenant in the corner.

The increase in population would support more retail elsewhere, we still have empty spaces anyways

The city needs to monitor this. We are relying on sales taxes to help cover some costs, loss of retail opportunities is going to impact the general fund even more. The fact it sat empty since opening really doesn't change the concern.

Not really losing any sales tax revenue with that current area. Zafar and polished edge probably generate 1/20th the sales tax of Chipotle.

It’s sat empty for a reason. 300+ more people living in that space is much more valuable than any retail in the same square footage to both the city and downtown business.

I totally understand the history of the space but every square foot that is removed eliminates any future chance of sales tax dollars ever coming in again. Maybe it's fine in this situation but overall the city needs to keep an eye on the available square footage available to generate tax dollars.

300 more people living there AND retail space remaining is obviously still an option.

A half-size retail space with high sales is a lot more beneficial than a big space that doesn't get much traffic. A residential building would also bring more $$$ to the other businesses in the district. The current plan hasn't worked for 10+ years so may as well give it 5 more(when 5 Light would break ground) and then try something new.
