Looks like this will open late May or early June 2021. Permitting will be done in phases allowing the design to remain flexible and to speed things up I assume.

The Three Light Final Development Plan was failed by the City. It shouldn't take to long for Cordish to provide the requested info.

Plan Corrections: The following are recommended by the Public Works - Transportation Department.

1) A traffic impact study is required. Please submit a scope to Jeff Bryan for review.


The following are recommended by Christopher Hughey.
1) Provide a detail / elevations of the sky bridge between Two Light and Three Light.
2) Add unit square footages to the tenant spaces and lobby area on the ground floor (sheet L1.0) or add a floor plan sheet of this content.
3) Recommend adding renderings similar to ones provided where they are larger in size and more closely zoomed into the actual building.
4) Provide a spec sheet, detail, or photo example of the screening materials for the parking garage levels.
5) Label all exterior building materials and colors.
6) Recommend adding an architectural feature or art piece on the shared demising wall on the north elevation.
7) The last sheet just says "Insert Building Exterior Lighting Plan if Available". Revise as needed.
8) Show or elaborate on where the short and long term bicycle parking spaces will be located.
9) Provide a detail on how the roof top mechanical units will be screened. See Section 88-425-08-D.

Preliminary Conditions of Approval
1) The developer shall submit an affidavit, completed by a landscape architect licensed in the State of Missouri, verifying that all landscaping required of the approved plan has been installed in accordance with the plan and is healthy prior to Certificate of Occupancy.

The following are recommended by Jimmi Lossing.
1) Money in lieu of parkland for 2019 shall be based on the following formula: (# multi-family units) X (2 persons per unit) X (0.006 acres per person)=acres of parkland required X 2019 parkland fee per acre) = Fee.
2) The developer shall submit a streetscape plan with street tree planting plan per 88-425-03 for approval and permitting by the Parks & Recreation Department’s Forestry Division prior to beginning work in the public right-of-way

The following are recommended by Steven Zuhlke.
1) Obtain inspection approval of grease interceptor, sand/oil interceptor, sampling manhole, and associated piping from the Regulatory Compliance Division of Water Services Department (816-513-0600) prior to issuance of a temporary certificate of occupancy

The luxury apartment tower was set to start sometime in the fourth quarter of 2019, but the company pushed back the start date to accommodate some changes in design. The project, which was initially planned to be a 300-unit, $130 million building will now increase to 322 units and $150 million.

Those adjustment include the addition of penthouses and smaller, lower priced studios, according to a statement from Nick Benjamin, executive director of the Kansas City Power & Light District and managing director of multifamily development for Cordish.

Fun Stats:
  • Cost per unit rose from $433K to $466k
  • Cordish likely added 2 floors(could be more if the additions were penthouse heavy - which is likely given the cost/unit increase)
  • Total Height is now likely around 360ft+ ,up from 342'
Takeaways: Strong demand on the high end of the market has again lead to a Cordish project getting upsized after the initial announcement. Avg. costs per unit increased which signals that the additional units maybe penthouse heavy and/or the building, in general, will feature nicer FFE/architecture (supported by conversations I have had).

I really hope this building includes a sizable architectural lighting budget. It needs to at least replace the HR Block lights that are going to be blocked. Hopefully it features something even grander. One and Two Light have no sort of stand out lighting feature.

That is the one aspect of the location I don't like. Together with Two Light, they will present a large glass wall to anybody approaching downtown from the south from the Crossroads. The closer to downtown the observer is, the more they will dominate the skyline blocking views of everything behind.

It would be best if they could orient the building north-south along Main leaving the eastern portion of the block low rise so the HR Block building could still be seen from the south. This would require building Three Light over the top of BRGR and Kill Devil which should not be a huge issue. Stratus will go above Yard House so it can be done.

1. The glass wall problem is a good one to have and one that will be covered up by mid-high rise developments in the Crossroads. 3 Light is looking to be ~8 floors taller than Two Light - Four will be even taller - and so I think that it won’t exactly look like a wall.

2. Strata is being built onto a building that was constructed with foundations and columns to support an office tower addition. BRGR would have to get bulldozed and rebuilt to do that.

3. I hope that Four Light is still planned as the trophy property of the bunch (tallest and nicest). It would be a shame if 3 is being expanded alongside a significant downsizing of 4.

It's amazing to me that Truman Road (facing a freeway trench) will eventually be lined with new buildings from Wyandotte to Oak, and we can't get entire blocks along Grand redeveloped.

I hope this might change as the Embassy Suites in the old Fed comes online along with the Wyndham at the Scarritt. Those two projects will go a long way to drawing development to Grand, imho. But of course there is the continued problem of most of the parking lots being owned by a handful of companies, not all of whom are necessarily keen to develop them because they're used for employee parking.
