Could work for the right people. Personally, we're moving out at the end of the month. With WFH and only being able to justify the cost of a studio here, its not large enough for two people WFH. Add in COVID and the fact that the amenities are pretty much shut down/dangerous, its hard to justify the premium prices.
Yes, it's been a challenging summer without the full access to amenities. I do appreciate the effort they've put in, especially when everything was completely shut down, but we've only used the amenities a handful of times this summer when we usually would go down in the evenings on a regular basis in the past.

Maybe this is something developers could look into, more often. Adding little work stations with a closed door as part of the amenities package. That way if you do need to work from home it removes distractions

Places are definitely looking into this. Shared work stations that you can rent to get out of your apartment but also not have to get all of your shit in the car or down the road and still have privacy.

I know one place that talked about putting in an interview/podcasting room with proper microphone and noise cancelling walls.

Places are definitely trying to figure out how to make it better to work from home. They just don't know the right formula yet. Some people (like me) like big open spaces and just put headphones in. Other people need privacy and access to specific stuff.

This will become a bigger feature of future new builds though.

This is kind of the entire concept of having Spark (co-working space) inside Two Light. You can live and work in the same building. There’s also going to be a few podcasting studios.

I guess they ended up starting at just the right time then! Any word on when construction will start?

Union, with its proximity to Berkley, Bar-K, and Kessler, seems like it would be the ideal WFH and/or quarentine apartment building. Anecdotally, the 2 sets of empty nesters closest to my unit are in the process of helping their 20s-30s year old kids move back to KC. I've been seeing quite a few articles and comments on how waves of people are starting to move back to their home cities from the coast. This may be the big break that KC has been looking for.

No major changes and still wanting to break ground this year. Right now a lot of the focus is on working with commercial tenants considering many are not current on their leases and technically at the point of eviction. However, doing everything they can to keep tenants, help them generate revenue and get caught up over time.

I can respect that Cordish is working with tenants to keep them rather than booting them. Taubman at the Plaza is just booting and the district is starting to look pretty hard hit. At this point, the spot filled and generating revenue is better than no revenue I would think. It would be tough to fill a vacant spot right now in the current environment.

Good to hear.. I am hoping those with foresight will take advantage of low interest rates, subdued labor rates, and excellent market fundamentals.. ..and advance those plans.

Had any POP been stated on the bidding website?

As of June 12, 2020, it has been confirmed that project has been postponed. There is no clear timeline for if/when construction will proceed.
One bid site has this as “10/5/20” construction start, another just has delayed, a top contractor told me it was fall but now on hold indefinitely.

Updated info from bid websites now that more plans have rolled out:
Project is a 26 story, 507,392 square foot apartment complex in the Power and Light district in Kansas City, MO. The project includes a building lobby, shelled spaces for retail tenants, 6 levels of parking garage, amenities level with pedestrian bridge to Two Light Tower and 288 apartment units.
Size: 26 stories
Scope: 288 Apartments
Start: October 26

By using rebids and re-working the financing, the savings on such an expensive project are significant. This building has a chance to be the nicest one yet and the most affordable. Like mentioned here before, great time to build if you can afford it.

Looked it up. Three Light is smaller than Two light in sq ft, and units and it's probably about the same height now give or take a floor or two. I thought Three Light was going to be a bigger building.

At it's largest, there were going to be 322 units because of the addition of several studios. Since late 2019, they've realized there's actually a bigger demand for slightly larger units. Often the only units available in One and Two are the studios. When originally designed, The Saxton wasn't in the works yet as well. That will help fill the smaller studio and micro apartment demands.

That's what I am thinking too. 26 floors is only 2 more than 2 Light. Hopefully 3 Light's latest design version includes all the features that we saw in the last round of renderings (slanted roof, "W" shaped supports at the amenity level, darker glass).
