A bigger issue than elevators is the sense that having a private greenspace is preferred if we happen to have another pandemic. I've heard from several friends in cities that they "wish they had a house right now" because of that. Not a big deal for us since we have a private deck and a shared greenspace that is fenced in.

interesting point to thing about, but I'm hoping medical science will develop effective treatments & a vaccine within the next 12-18 months. an effective treatment would change the optics of things, especially given the fact they think there are many people who never knew they had it and that it is out in the community circulating. If you can manage the virus and keep deaths even lower with treatment, things will change back quick

I've heard this from a lot of people as well. I know it delivered changed what I looked for in my next apartment.

Pushing a button on the elevator is the least of concern regarding COVID. One can wash one's hands to deal with that, or wear gloves. The real problem is the confinement on an elevator with one or more people exhaling virus droplets. A sneeze or cough would distribute the virus efficiently on an elevator. How long will everyone wear masks, and many won't. Not all masks/face coverings are created equal. This will be of more concern to seniors. Of course a vaccine will remedy this.

I don't know what the solution is without a vaccine. Some sort of vacuum type ventilation system on elevators that sucks exhaled air out quickly? Returning to those old-time cage-type elevators where you can see through them as they elevate?

Elevator shafts like stairwells are positively pressurized to keep smoke from using them to move between floors.

So it wouldn't be sucking air out, it would be pushing it out onto the floors. So that's not realistic.

Solution -- 70% of the population get the virus, most will be asymptotic, we go back to normal life. It's that or a vaccine.

All about those casinos! Once they can get those open, things will get back on track. I don’t see p&l really being open until mid June.

I guess I didn’t realize they had much involvement with those. Do you think we may ever see an Isle of Cordish of here?

If DCole is correct, it hinges on the casinos opening back up.

Maryland: No reopening casinos until a vaccine/treatment is available.

PA: no timeline - “not until green phase of reopening”

Florida: Hard Rock Casinos (Cordish) will reopen this month.

Not really my style, but it looks nice.

I’ve talked with people recently that have said downtown leasing has held up. I assume Cordish has access to credit and can start when they think the market demands. My understanding is that one and two are what they consider to be full occupancy.

3 Light appears to be very up market. A new level of luxury for sure.

Cordish + Kushner both have proven track records that I hope can help them get this going.
