I read somewhere yesterday that two light won't even begin construction until mid 2017??? Will this downtown ever grow? I'm not sure One light is going to be boosting urban living so much that companies will want to see and move here and build.

That's why downtown boosters need to go after more outatown hirise developers. Instead of waving major incentives in front of them, wave the 98% occupancy and 1000+ waiting list of people willing to pay over $2/sqft.

Early 2016 is when I heard construction will begin in earnst. 2017 was the occupancy date from what I hear.

I agree wholeheartedly in theory, but I'm not sure how you go about "going after" out of town developers. For example, look at UDR (based out of Denver), developers of (amongst many other high-end multifamily) Cirque tower in downtown Dallas. As a company, their development wing is targeting the largest markets with the highest rent growth (LA, Boston, NYC, San Fran, San Diego, Seattle, Dallas). Not sure how you get them to touch a market like KC, to be honest.

KC is on highest rent growth rate lists now on the high end, though still low metro wide. $2/sqft is a mark KC hit that could attract outside hirise developers - they may need to be informed. Some incentives for infrastructure would be OK too but downtown KC has enough momentum that it doesn't have to give too much away now - was needed initially to get some traction. I would expect more development attention w/out major incentives after streetcar is operating. The lots W of 8th/Main and E of Phoenix are prime for more hirise residential.

Check out page 14 for a preliminary rendering of the south side facade in this document that was part of a presentation to the Chapter 353 Advisory Board. It looks like the south side will have outdoor decks, a slightly slanted roof line, and (surprisingly) a street-level entrance on Truman.

There will be times when the noise isn't so loud. At night and on weekends. People living in towers really don't spend that much time on balconies anyway. It's usually late at night when they want a little alone time gawking at the city lights.

That latest rendering looks great. One does have to consider what the south facing balconies and entrance on Truman might imply - capping the loop immediately comes to mind.

I also wonder when we'll see the first real retail concentration downtown, whether in the loop or Crossroads. It's a big missing component in the DT living mix right now.

Sometimes a balcony is just a balcony. Do you think One Light balconies won't be able to hear the sound of city noise and the freeway on the upper levels, there's nothing in the way right now

the first retail concentration will be in the river market. it already has the weekend crowds

...but good windows will mute the sound levels within the living spaces to near non-existant.

On the balcony, it will be active, energized and not a problem....maybe even a positive.

Had a thought today that the entrance on Truman might be for the parking garage only. Would be a bummer, but there isn't a single building on that street with a Truman-facing pedestrian entrance/exit.
