alejandro46 wrote: Tue Apr 27, 2021 12:57 pm It's curious how the Six at Park failed so badly. I think it sounded like a fine project and there is not a lot of newer spec office space around. I think it's just bad timing during the pandemic. I'm not sure putting more money into it to transform to residential is a great idea. Just build more residential somewhere else and decrease rent or offer comp months until it fills up.
Where is somewhere else? On the edge of the city as more sprawl?
Parkville is not a tiny town. There are more spaces to build infill.

It looks like the whole building is listed still on Loopnet anyways: https://www.loopnet.com/Listing/603-Eas ... /17959984/

From March 24th, Six at Park is set to have 27,000sf of its vacant space converted into 27 housing units (two and three bedroom apartments, student apartments and Airbnbs). A $1.5 Million project. Foutch hopes to have this completed in time for the semester.

Not sure if anyone else has been by, but the conversion into apartments is well underway. You can see framing and drywall work going on through the windows on Route 9.

Listing on Zillow. Some information, but too much, can be found in the listing. Some info...
- Rents to range from $1200 to $2100 monthly.
- Overhead floor plan looks like it's set up for student housing (2 beds per bedroom for 4 beds total). This isn't surprising since a previous news story said there would be student housing in this building.
- All utilities included with the exception of TV and Internet, which is $100 extra per month.
- $1000 deposits required for residences.
- Free parking included.
- Units can be furnished (but surely for extra costs).
- Should be done by August 1st with units available on August 2nd and after.

The listing can also be found on HotPads and Trulia, but has yet to show up on Apartments.com

Yes it is sprawl, but at least it's a lot of mixed residential and retail. Zona Rosa should have been more like this apartment/residential forward instead of so overly commercial focused.

Parkville opens first hotel attached to $300 million baseball development
...
On the same day many MLB cities had their opening day, so did Parkville, Missouri, as it opened its first 92 room hotel, in front of Creekside Baseball Complex.
...
The 6 half-artificial half-natural grass fields might look different than major league stadiums, but Creekside Baseball Park had more visitors than a half dozen major league teams last year, with a million fans and players coming from 19 states.
...
There are also 800 apartments, townhomes and single family homes with people already living in them in several new Creekside communities along I-435 and 45 Highway.
...
For the hotel, there’s a million reasons not to worry about occupancy, because of the development city planners call a home run. 76 teams will be playing in this weekend’s tournament alone.

Parkville residents also elected the former chair of the zoning commission. Somewhat interesting history with the former mayor being reprimanded for some minor things plus getting a DUI.

Update on Creekside development:
“The baseball complex brought in almost a million visitors from 19 different states last year,” said Brian Mertz, owner of Parkville Development, developer of Creekside.“I think we have about 2,000 residents now and more coming. What we need now is a grocery store.”

He said Creekside will be completed in three to five years and could cost as much as $350 million. It has 20 acres yet to be developed. A new elementary school is in the works. And coming soon: barbecue and pizza.
