In recent weeks the street at the sign has been closed for what looks like replacement water line work. Looks like this project is under way.
Looks like its taking all the empty space along Burlington from 18th Ave to Trojan Press
though it's just a brick veneer the building looks like it will fit in well with the rest on the street

Anyone hear any credible rumors about Joe's KC going into the old Bob Evans location in Shoal Creek? I've heard so many Joe's rumors up here - almost all of which have been false so I'm trying not to get my hopes up too much, but man they would dominate Northland barbecue if they put one in.

The only true BBQ rumor is that Q39 is hoping to build a northland location by 2020 off 152.

http://www.windfieldrealestate.com/properties.htm looks like some properties 100% leased but they aren't the main Owners of property like mdmanagement is for Platte Purchase Place.

Not far from there, on opposite side of N. Oak, they are renovating the building that used to be an Italian restaurant (Rosetti's or something like that--closed for a long time). I knew it was too much to hope for that a decent non-fast food restaurant would go into that area. Downtown NKC becoming a nice little mini-destination.
RoKC (indoor climbing gym), Chicken N Pickle (pickleball/entertainment/restaurant), Screenland Armour, Cinder Block, Big Rip, and Calibration breweries, Colony (craft beer and coffee shop) plus all the old hits like Le Monde bakery, Chappels, Smokin Guns, myriad dive bars.
Really nice to see this happening - would love to see additional residential or recreational activities in some of the warehouse space south of Armour.

We hit Screenland a couple times a year and eat before or after in the area. Like what's happening there.
I don't see it happening for a long time but a streetcar going down Armour connecting into downtown KC via Burlington could really escalate NKC to next level. NKC doesn't have the residential tax base to pull that off (under 5K residents) but with the land area being 2/3 commercial and a lot of biz for its size (including casino and large hospital), could biz tax cover streetcar? Imagine a streetcar from Harrah's, passing NKC hospital, improving downtown NKC, biz along Burlington into downtown KCMO. Lots of benefits for everyone living/working/visiting along that line and connection with existing streetcar. The problem is lots of population gaps along that proposed line.

They already passed a tax last time around. Not sure it covered the bridge though.

A streetcar to Harrah's was killed years ago. The I-35 Armour bridge is too low and they don't think the street can be lowered there.
Interestingly, it's possible if the Chastain plan passes the NKC TDD tax could be used for that routing, as long as it goes to Prospect and Vivion/N. Oak

The pickleball aspect has been open for a while. What appears to be the Chicken part is coming along.
