New Midtown Medical Building.
100,000 sqft new construction across 3 floors near 31st & main. There will also be a new garage. Tenant is already signed. Meetings with city manager & staff + KC streetcar have occurred. Hope to break ground early next year.

Is this that parcel on the former Trinity Lutheran site? If so, are they going to demolish that existing garage, and build a new one?

Not too big but still a decent size. Hopefully the design is somewhat urban in style since the Streetcar will have a stop right there at 31st.

Thought Rehab Institute was planning to move its entrance from Baltimore to 31st and Main? Seems an odd place for a medical building without an adjacent hospital.

North and south sides of 31st Terrace. Northside will have a garage shared with the existing place. Southside will have the medical building

BC Design Group is the architect.
A new facility to house Ability KC's adult and pediatric therapy services, including but not limited to, outpatient medical rehabilitation serving populations throughout the region. The proposed facility will be 2-stories (with an option for a 3rd story), with a floor plate of 33,500 SF, and located on the SE corner of 31st Terrace and Main Street. Parking for the new building would be located to the east of the building, on grade and with an elevated deck. Additionally, a parking structure would be built on the north side of 31st Terrace to support the new building and the existing CCC building, located on the SE corner of 31st Street and Main.

Now uploaded. Office building portion of this doesn't look too bad (based on the elevations provided). There seems to be some retail space on Main. Parking garage is a big oof.

So the garage replaces some current parking lots and the sensory garden. It is tucked away behind the buildings and on a little side street that is practically a cul-de-sac, so I'm not too concerned about the design there.
But here is what I find interesting: 225 spaces in in the garage, another new parking area to the south with 64 spaces, plus the already existing 63 spots. You would think that their clientele would be more likely than the average person to use public transit. That seems like an awful lot of parking, especially for being on the streetcar line.
It would be nice if KCPT could use this garage as well, but they are already in the process of building new parking for themselves (btw, they have put one of their surface lots on the north of 31st up for sale). Maybe this garage will allow Ability KC to sell or develop their lot that faces 31st.
