Pancho's lease expires in the next few months.

First American Due Diligence has been poking around this property. I would assume under contract or LOI.

I figured Pancho's owned the building. I hope they find another spot around midtown, it's a solid burrito when drinking.
Would be nice if BK shut down then Pancho's take that spot

I would bet an apartment building is built there.

That is certainly an underused piece of real estate. Hope Pancho's finds a better home, and a cleaner one. Love their food but thats a dingy building.

It also appears that the US Bank building to the north of Pancho's may be under contract, although it doesn't look like there is a connection to the sale of the Pancho's property.

2 of the ugliest buildings on the line! Hopefully, the exteriors get refreshed.

This seems like good news - Exact is building a good track record and it is encouraging that they keep investing in Midtown. They have beens successful at filling their commercial spaces (Wonder Shops/Flats in particular), while other mixed-use developers in Midtown seem to struggle with that.

Oh man, I love Pancho's. Great food, a little dingy place but adds to the charm :)

I really hope they find a place to relocate in everything that is going on around mid town. Best breakfast burritos in town, and a 24hr drive through. This place needs a new home ASAP

The US Bank and garage at Armour & Main is for sale and it appears under contract. This sale includes a set of surface lots on Baltimore & armour. https://compasskc.kcmo.org/EnerGov_Prod ... 3bff9d2b03

The Alps (same block as Panchos) is undergoing a $6 million+ refurbishment. Rau Construction and NSPJ architects.

Most of that block will be changing hands. I wonder who is buying and what they plan on building.

My guess would be Mac Properties since they're already solidly in the neighborhood. As for that they'll build, maybe something similar to this at Armour and Troost. Perfectly sized too for Main and right along Streetcar route. It would be a perfect project.

This is everything for sale, under contract, or recently sold at that corner. The Panchos deal already closed.

A 5-7 floor development on this block would be a great way for MAC to add to their portfolio. Office uses would be great in this location.

Something like a taller 3435 Main would be great too. If they are purchasing all of these lots, there is plenty of room for several buildings amongst renovations. I presume the U.S. Bank building would be taken down.

Looking at what they did with the old Housing Authority building and the old Red Cross building, I suspect the US bank building will be substantially renovated.

Yeah, why tear down a perfectly good building. Wonder if any floors could be added?

Many years ago I worked in an office in that building. It and the bank were owned by Charles Price, ambassador to the court of St. James. He also owned a chocolate candy company that I cannot remember the name of even though he sold them to bank employees and building tenants at cost. Got to give him credit for building on that corner in the seventies when Main street was on a steady decline. Price threw a party at his 2 story Walnuts penthouse during the 1976 republican convention. The apartment wowed even coastal elites who were amazed that KC could have such a place.
