Re: 4711 Belleview
It looks like this project may have grown in size.
From a rezoning application submitted 12/6:

Description Request for rezoning 2 adjacent parcels to currently zoned MPD-5 parcels from R1.5 to MPD-5. this allows for additional residential units to project along with 10, 370 s.f. of commercial.

Developer invited the WP neighborhood for coffee and donuts on Saturday, March 7 for a Q+A. That's very generous of them.

Re: 4711 Belleview
That is one big apartment building.
Re: 4711 Belleview
I don't get why they would put two garage entrances onto the trafficway instead of onto those side streets.
But all things considered, i'll take it.
There have been 4 large apartment proposals near this area along the trafficway, but none have moved to construction so far. I hope at least one gets going.

Re: 4711 Belleview
Not bad. I love how it looks like 3 separate buildings. Looks like they took cues from the Poet Apartments and Valencia Place. Hope the execution / building products are solid.
Re: 4711 Belleview
LOVE this project!!!
Re: 4711 Belleview
Looks like the reason for the garage holes on Belleview is that they are using the slope of the street to access different levels of the garage. Less internal ramp needed, more spaces created. Facade reminds me of something built in Miami a century ago.

Re: 4711 Belleview
I'm mixed on this design.
In detail, it reflects what I want to see in new construction on the plaza, with ornamentation and towers and the like. However, they're grafted onto an overall composition that's pretty half baked. The facade rhythm is randomly disrupted by blank space and the towers look like an afterthought, perched precariously on the roofs of big boxes. It also meets the ground poorly everywhere but the southwest corner.
It looks better suited to Briarcliff.

Re: 4711 Belleview
Improvements do need to be made to the street experience on the north
Re: 4711 Belleview
Wow, this seems like a perfect project for this site. Nice scale, but dense, decent design, good height. It's replacing a few really bad blocks in the plaza area. But I would imagine it will wake up a lot of NIMBYs.
Re: 4711 Belleview
The only nearby association is the West Plaza Neighborhood association. The recent consensus from this neighborhood group has been not to oppose dense development along the trafficway with the recognition that there really is no other good use there. There are 3 other examples of projects of similar heights/density that they did not oppose so I would be surprised if the proposal for this location caused an uproar.
Re: 4711 Belleview
Good to hear. Looks like that tower proposed for 46th died too. Crazy how little the plaza has changed since I left KC over ten years ago (retail portion seems to have dropped another tier too).
Re: 4711 Belleview
This project looks great. I think that Block said the 46th highrise is” still alive”. They are waiting for rents to hit a certain level before they start though.

Re: 4711 Belleview
Got an indication today that the buyer backed out and the property is back on the market.
Re: 4711 Belleview
Someone should make a list of the proposed projects since 2012 or so that never happened. So, so many.
