And is that rendering greatly exaggerating the amount of sidewalk space?

I don't think so, there is a lot of sidewalk space there.

There's definitely enough room for a patio there. Nice curbside view of the Knickerbockers getting demolished.

Think he meant you could see from those tables to across the street to Knickerbocker Place on the west.
