Since these were once hotel kitchenettes they are small apartments. The only change has been to add a closet with stacked washer dryers. The living room areas all seem small and there is not much closet space. The 2 bedroom has a second bedroom in an upstairs open loft. While I am glad they recycled this into affordable housing this lot with its great views would be ideal for a low or mid rise building.

Now I do not like grave yards. Why do people want to live so close to one?

I think there is bigger opportunity next door, Union Hill Day School. They have a long waiting list to attend and could probably use a larger location. Something nearby, but bigger, and the property they sit on is prime for residnetial (multi-floor) development once the street car comes by.

The Springhurst apartment building at 3110-12 Grand has been demolished. Does anyone know why? It didn't appear to be in that bad of condition.

It was the last building remaining in the path of the KCTV tower's ice fall shadow. Probably cheaper to buy and tear down than repeatedly fixing the roof.

Yeah, that ice shower is intense. I'd rather lose the tower.

Seems like a good place for some food trucks that can move when it's icy.

So the lots surrounding KCTV tower will never be developed? Does this include the nearby vacant lots along 31st?

Probably. The city should condemn it as a dangerous nuisance and they can re-erect it next to their studios in Kansas. The so-called "station that stands for Kansas City."

If they won't take it down the area should be maintained by the owner as a public space/park.

I'm sure it wouldn't be cheap, but maybe someday they can add some sort of heating element or deicer system to the tower surface to keep ice from forming. Sucks to have a 3 block area around the tower a dead zone.

Doesn't KCPT also use that tower?

I believe they replaced the traditional light bulbs with LEDs and few years ago. I wonder if the old bulbs put out enough heat to stop some of the ice forming? I don’t remember this being a problem in the past.

It has always been a problem. Well, mostly in winter.

They never raised enough money to make that happen.

Interesting. I have also heard the Underdog wasn't performing as well as hoped. Too upscale for the hood?
