Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

Getting any development in Northeast is a pretty big deal however. So I agree that it is nothing special, but the fact it is being proposed is pretty neat.
I agree. This update is a significant improvement on the previous proposal. It's built up to the street, includes firefighter memorial, has street facing patio space, and is mixed-use with living space above commercial. Seems to be a big win for this block and neighborhood.

Sure, Arterra and Reverb are neat, but the corner of Indy/Prospect isn't the Crossroads, and these won't be top-of-market rentals. IMO this development and the recent PH Arts Block are solid additions to the streetscape in a hood that can use the continued positive momentum.

I would like a 4-story building, but I would be happy with three. This is a prominent corner near a drug store, grocery, dollar store, Samuel Rogers Health Center, churches, and on a major transit route. This is an ideal location to create housing for people who don't drive any longer, or own a car. This should be a TOD project. Isn't Independence Avenue the second busiest transit route in the City?

Brinshore Development is putting up a 4-story building at 8th and Paseo, and Pendleton ArtsBlock is 4-stories as well.

Isn't this parcel in an opportunity zone? I would think a bigger developer could get financing for a larger TOD project.

5401 independence avenue, has got to be the building I would like to see turned into commercial or residential the most!

HAKC's office purchase comes as it enters the home stretch on its years-long Paseo Gateway effort to demolish 134 aged public housing units in its Chouteau Courts property, formerly northwest of Independence Avenue and the Paseo, and build 308 replacement, affordable and unrestricted market-rate units.

The $15.3 million last phase, Sam Rodgers Place, will be northeast of Ninth Street and Euclid Avenue, involving 62 affordable and market-rate units as part of a health and wellness campus to be operated by the adjacent Samuel U. Rodgers Health Center.

The project has been awarded a collective $1.11 million in federal and state low-income housing tax credits, and has applied to the Economic Development Corp. of Kansas City for a 10-year, 100% property tax abatement.

City Council members on Aug. 19 rezoned 3 acres for the project. Lowndes said construction could start late this year or early next.

Nice to see some new development with a net increase in units. Would love to see Tracy reconnected to Columbus park, and that part built out a bit where the chouteau courts are now

Seems like a waste of money and I liked the idea enough to look at rough grades.

With no earth work it would be a 6 degree slope
With a cut all the way to Indep Ave and they need to rethink their design it's 3.7 degrees.


The steepest section of Main, Pershing to 27th, is only 2 degrees
The initial N Oak Hill up from NKC to the peak at Hill St is 3 degrees.

Shit I didn’t realize the grade difference was that severe. It’s frustrating how much Columbus park is cutoff due to the highways
