The sole developer that responded to the RFP for the SE and SW corners of 27th and Troost (and was selected) was Exact. I'm glad to see them continuing development in the area. It seems like they are doing good work.

The details on their proposal are scant (still tbd, I'm sure), but they are proposing ground floor commercial with "boutique housing options". I'm guessing that would mean 2, maybe 3 story buildings.

For potential tenants, they mention a "spa greenhouse concept" (whatever that is) and an "educational technology hub office, offering a a small scale technology co-working office and training center"

As far as I know, they haven't completed any new construction yet, although several of their developments included proposed new construction in later phases.

The second and third phases of their Armory Block proposal include a new construction apartment building and townhomes.

This rendering shows a sliver of the apartment building, but I would guess it is very preliminary and subject to change:

Similarly, phase 3 of the Netherland development will be new construction, but it seems like the details are slim and have changed over time.

Even more vague is a potential new construction phase of the Wonder Shops and Flats development. Exact owns a vacant lot behind Ruby Jean's that they have turned into a garden. They did mention potential new construction on that lot at some point in the future, but I don't think there are any details and I don't think they are in a rush.

I'm curious as to what is going on with the proposed development on both sides of the Fire Station. It seems like things have been quiet. I really hope they didn't get scared away by a couple NIMBYs making noise.

I think that's what happened. The neighbors on the block behind were post-rational. But a savvier developer could have navigated it easily.

It really wouldn't be hard to build something almost the same size as the proposed project and it would fit within the zoning envelope.

Biggest Apartment Project to Date in Troost Revival Now Pre-Leasing
The biggest apartment development to date in the Hospital Hill area of Troost Avenue, 2501 Beacon Hill, has begun pre-leasing and is expected to accept its first residents in July.

A temporary leasing center is expected to open in early April at the northeast corner of 25th and Forest, according to Shelby McGuire, community manager for NorthPoint.

The 2501 Beacon Hill development will have 71 studios starting at $879 per month; 106 one-bedrooms starting at $1,099, and 72 two-bedrooms starting at $1,399. The development also will offer loft-style two-bedrooms with skylights.

Let's hope this will continue to spur the development of those neighborhoods from Crown Center/Hospital Hill on the North, over to Troost on the East, South to 31st ST, and West to Main St. Taking that square area and bringing back the residential and creating a vibrant community of apartments, single family homes and workable businesses would be amazing. Help bring back that area to it's past glory and then start the march East of Troost.

East of Troost is already happening, Not much visible yet, but lots of homes, apartments and vacant lots being picked up by investors. Best bargains won't last long.

agreed, we are seeing plans for sure. Next phase would be Troost to Paseo. Not a huge distance but from downtown to mid town would be a huge next step to see that corridor the re-birth like Troost is showing.
