In all seriousness though it's sad to have seen Westport start to move in a more "mature", neighborhood centric direction and then boomerang back to frat bars, and double down at that.

That being said, as long as Char Bar, Ca Va, Westport Cafe and Broadway are there it will retain some appeal for me. Also looking forward to the two new brunch spots, Big Biscuit (local) and Snooze (Denver).

Just wish we could add a big shot of residential and retail, and spread the bars across Broadway, east and west sides, so as not to have such a saturated, miserable, police barricaded "party zone" on weekends.

It's evidence they lost the mature customer market because these customers don't want to deal with going through barriers.

When you do everything to maintain the frat bar business only that thrives.

Aggieville needs to stay in Manhattan. Can't the dude aspire to providing some options for people who don't want to relive their college glory days every weekend?

On a brighter note, a new breakfast-all-day place from Denver, Snooze is coming to Westport at 4140 Broadway. Article says a new building - not sure if that address is the empty lot south of Ale House or will be a tear down of the ugly brown building on the corner.

Between this and Big Biscuit, Corner Cafe will need to step up their game.

I have been to the Snooze in Tempe Arizona near ASU campus and it was really good and crowded with a wait. Pretty unique items and lots of selection. It's also a solid idea to be open until 2:30 am.

If you have to stay open until 2:30 to make enough money, you’re not a very good businessperson and if you’re main clientele is wasted drunk guys and spurned gun toters wanting to shoot up the neighborhood, you’re no better than a check cashing place. Be gone.

I wish KC had, and could support, more places open 24 hours. I hope Snooze is successful

I think KC could support more but its probably just easier for people to grab Taco Bell, Pancho's Mcdonalds at 3am in Midtown

Another reason to oppose the sidewalk vacation. Now they will be forever focused on the security theater and late-night operations, forgetting that there's plenty of money to be made before 10pm.

This is a really bad argument. The new place meets a demand for a late night spot, close to a bar district where people are spending money.

That’s my point. It shouldn’t be a “bar district”.

4140 Broadway is going to be the site of a new restaurant called Snooze, an A.M. Eatery. The KC Star reports they are constructing a new restaurant on the site.

Denver-based all-day breakfast restaurant opening in Westport

Two brothers founded Snooze in Denver in 2006. The chain currently has 33 locations in its home state, as well as in Arizona, California and Texas.

The new Kansas City location will be in a new building to be constructed at 4140 Broadway. The restaurant will have about 75 employees — dubbed Snoozers. It plans to stay open until 2:30 a.m.

4140 is the single story building just south of Westport Ale House.

Looks like the Westport CID is on a path to bankruptcy within a few years.

https://twitter.com/catreidtv/status/10 ... 3738630145

"Continuing increases in security expenses that outpace the allowable increases in annual assessment rates and reduce other services offered by the CID continue to present funding challenges"

"As a result, we are looking at reducing some of our other costs, unrelated to security, to meet district needs and any changes will not be noticeable to patrons."

"The estimated security budget for @Westport_KC for 2019-2020 is $1.005 M. Cost of security for 2016-2017 was $850,000"

"If you look at the budget for the Westport CID I, there's a pretty big drop in cash on hand at end of fiscal year. For 2017-2018, it was $790,499.94. For 2019-2010, it's estimated at $670,439.94"

So the new restaurant will be built on the corner of 42nd and Broadway (currently a parking lot) and the existing building will be torn down for parking (11 spots).

They are asking for variances in the Boulevard Standards, saying those are necessary in order to meet the parking minimums (11 is the minimum requirement). I really wish those priorities were reversed.

I like the idea of a restaurant going in this space to help bring activity south of Westport and bridge the gap with the Plaza. However, this design seems bad and this would be a big missed opportunity to combine this site with the lot next to Ale House for a nice mixed-use development completely fronting Broadway.
