- To determine how many units are below $300K, just subtract the >$300K units from total, not the >$500K units as well.
- There are typically several dozen sales pending included with these units numbers.
- This is not a total count of all condos on the market, only what MLS tracks.  The purpose is to show the trend of supply changes.
- 'Newly' constructed doesn't just mean brand new buildings.  It also includes conversions.  New means new from a developer rather than resale from home owner.

I know the "ugly green buildng"/4646 has had 2 sales in the last 30 days with 2 more to close in the next 2 wks (one over $1.5m set to close in the next 10 days).  seems like the high end market is indeed picking up....or maybe it's the product?

Ig....also is all your data from MLS?  b/c i know of another $1M+ sale in the roanoke townhomes which was not included on the MLS....I've always contended you have to take the MLS data with a "grain of salt" b/c it's not truely accurate.

I'm pretty sure some of the supply reduction is due to units being taken off of the market.  Especially the new units.  There is one community I have been looking at for a while that has its "new" or original units for sale but you cannot find them on MLS for the moment.

And others could have just been leased out with the owner waiting until the market turns to put the unit back on the market.
I may be right.  I may be wrong.  But there is a lot of gray area in-between.

Ask your manager why more properties are not being built if the demand is growing at a steady rate.

This is the most expensive condo unit I've seen on the market in KC..

San Fran Tower in Crown Center
$2.5 million, top 2 floors, 4 bed, 7 bath, yet only 1 parking space??
Monthly HOA $7000!  Taxes $16K

$16K seems cheap. My friend had a townhome in Sunset Hills (Plaza) that was about $2.5M, and his taxes were $40K.

i'm quite sure it will be at least 30 days before that information is known, probably longer. i suspect you can bank on prices per sq. ft. similar to 909 walnut since the finish is of similar quality (although there will be more amenities).

Some numbers from a local real estate blog...

574 condos currently for sale Downtown.  Only 183 have sold so far this year.  Yet another confirmation that the market has moved dramatically make to rentals this year.

before we backed out of piper, we were told flat out that condo mortgages needed 10% down. pretty single-family homes aren't under the same restraint.
