Yeah, past behavior is a good predictor (even though the leadership has changed). They've been sitting on vacant parcels on the east side of Main for a very long time -- long enough that they put Stretch sculptures on it when he was trendy!

The 3600 Main block plans show 8,080 square feet of ground-floor commercial space, including for potential fitness, gallery and cafe users. Above these spaces are 128 loft-style apartments — 28 studios, 68 one- and 32 two-bedroom units. Eight townhouses are planned behind the new buildings along Baltimore Avenue.
The full Armory block development will be served by 187 total parking spaces across an underground garage and surface parking behind the mixed-use building.
"It's all really connected together," said Buland of the makerspace and residences. "What we're trying to do is provide catalysts (and) job creation next to our new multifamily that's very flexible. If you need to do a pop-up art show for two weeks, we can host you. ... That flexibility and booking and using technology to curate the space is one of our goals with the final outcome."

^Those pad sites needs to be redeveloped with streetfront properties too. Could see it happening after streetcar operating.

Subway is really only big enough for EXACT to buy. Too small for standalone development. Rents are too low to build tall without incentives.

I drive past 39th/Baltimore daily and still can't get over what a shitshow it is EVERY DAY outside the Alcazar buildings - loitering, drug deals, arrests. I wish they could get a new life by getting rid of the nasty stucco exterior and get some help addressing the issues with residents (I know that's not an easy task).

According to the tenants having to move out of the building at Armour and Holmes for renovation the same (re)developer has purchased the Alcazar.

Interesting. The Alcazar still shows as being owned by the same company out of Georgia that bought it 3 years ago. Those records with the county can take a little while to be updated so perhaps it just recently closed. It looks like Armour and Holmes was bought in May by a company out of Los Angeles.

Not apartments but lots of renovations happening on Main St. Old Payday loan place on 38th and Main is being redone. Can't tell what it will be but mural put up on the side. Looks much better. Two story building across from QT was recently painted and looks so much better. And, there is construction at Davey's Uptown. I don't know if it will be Davey's again or something new.

Beyond the planned apartments, the properties together have space for about 14,000 square feet of commercial space — about 8,000 and 6,000 square feet respectively on the ABC Storage building's first floor and the Anderson Electric Car building's rooftop.
The spaces could house coworking space, a restaurant component or a market with local food options. Salzberg described a desire to create a destination for future streetcar and bus riders with the eventual commercial uses.

Once that listing is completed, Exact intends to close on the properties, which it now has under contract. Buland said the acquisition could take place in mid-2022, in advance of a construction start in early 2023 and completion in 2024.
The developer is evaluating rents and the level of a 10-year property tax abatement it intends to seek through the city's Land Clearance for Redevelopment Authority.

That's 424 apartments and 9 townhomes in different stages of the planning process. Couple that with the commercial-focused projects they're planning at the Armory Building, 3215 Main, and 3901 Main and they have a solid, and full, pipeline. It's truly remarkable in my view. I wish them a lot of luck and great success.
