Collision also says the work on the second is expected to begin next month. That's good to hear (if true).

I can't exactly recall the last time line given, but I feel like they have fallen behind. I guess that is not really a surprise.

The last timeline was 3 under construction by the end of this summee

And the developer continues future planning for most of a full block it acquired in late 2020 at Armour and Main Street, currently housing Pancho's Mexican Food, a U.S. Bank branch and surface parking.

Cassel said the site is eyed for a "superlative" development of a comparable scale to Armour Corners, and a key question for Mac involves whether its bank building could be maintained.
This sounds good enough but missed opportunity to give Midtown a new identity and new power center along streetcar line with larger scale hirise buildings. They have the resources to pull off.

There is a little more detail in that article on the timeline for the Armour and Troost development. The SE corner is breaking ground in July and it sounds like they are planning the the NW and SW corners to start concurrently in the first quarter of 2022.

As for the Armour and Main development being of a "comparable scale" to Armour and Troost, that could mean a few different things - number of units, cost, building height. It sounds like a high rise isn't in the works, but honestly, I think one would be a little out of place there. Hopefully, they will go a little more than the 8 stories on Troost - I think something around 10 to 12 stories would be great.

But I'm more concerned about the commercial portion of the property than the height of the building. Since this will have a fairly large footprint, I hope they think big for that aspect, rather than a couple small retail/cafe spots.

I don't think over 15 floors would be out of place if long term plan is to build 15+ on potentially each of the 4 corners. Would give Midtown an identity if a few. And if not, there are standalone tall buildings everywhere in world that aren't perceived 'out of place', including the BMA tower at 31st/SW Tfway. Agree street level design is more important, conducive to street car (the problem with BMA site) but there's an opportunity to give Midtown an identity and another power center along streetcar line, halfway between Plaza/DT. Also an opportunity for MAC to offer units that have views of both DT/Plaza. MAC has the resources to make it happen, missed opportunity to do something more significant.

Does anyone know much about Venn City? https://www.venn.city/ . Website looks interesting...only in a few neighborhoods. Can't tell what they actually do? App? Physical building?

Does anyone know much about Venn City? https://www.venn.city/ . Website looks interesting...only in a few neighborhoods. Can't tell what they actually do? App? Physical building?
Seems like a mixture of Facebook market place and meetup but more localized. Seems like the data is then sold to developers and supposedly keeps people in the neighborhood longer.

Most of the city block southwest of Main and Armour would be transformed into a major streetcar-oriented residential project that would include several eight-to 10-story apartment buildings in a plan being pursued by Mac Properties.

The $110 million proposal also would renovate the old New Yorker apartment building at 3521 Baltimore, adapt the US Bank office building at the corner into retail, offices and residential, and build two smaller apartment buildings at Armour and Baltimore.

In all, about 425 apartments, many of them intended to serve the workforce and affordable housing market, and 45,000 square-feet of commercial and retail space is being contemplated.

Fantastic. Love that they are doing this because unlike many other KC developers, you know they will move forward as quickly as the neighborhood will let them

Their project at Troost/Armour is coming along. NE corner is topped out and they were digging foundation for SE corner yesterday when i passed by.

Looks great, wish it were a bit taller on main but probably smart as it gets it rolling sooner. Yeah MAC has been really good about not releasing anything that is vaporware

Yeah looks great. Would be nice to have more height to give midtown an identity and would give views to both downtown/Plaza but perhaps they'll acquire other intersection corners and target at a later time. Would think being MAC they'll do this right with all retail entirely along all sidewalks. And looks like they won't be tearing down US Bank building. Would've been OK if for something significantly substantial but otherwise great they are keeping it.
As for the 60,000 square-foot US Bank building that opened in 1973, Mac has backed off its original idea of demolishing the structure and decided instead to completely overhaul it by replacing its facade.

“We want to give it a new skin and appearance,” Cassel said. “It’s a great place for corner retail with the second and third floors for office and then residential as well.
Right now, Cassel believes the four taller buildings, three on Main, one on Armour, would be eight- to 10 stories. The two smaller apartment buildings planned for southwest of Armour and Baltimore would be in scale and context with the adjoining neighborhood.

Maximum height 50 feet

So it would need to be rezoned to go taller. Since 50 feet is well under 8-10 stories looks like they’re planning to do this already
