3000 Troost

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

3000 Troost

BizJournal article on the influx in multi-family incentive applications prior to the April 8th deadline includes a project that I don't think has been mentioned before.

In a list, it says 3000 Troost by Exact Partners. 132 apartments. $22,508,513 investment. Looking at Google Maps, this is currently home to Ruby Jean's Juicery. So maybe the plan is to build new on the surrounding lot.

This would be a pretty good move on Exact's part if they advance with this investment. They have the Wonder Lofts catty-corner from the site, they're planning 52 apartments at 27th and Troost and the townhomes on Forest Avenue. This site (3000 Troost) is also up the road from Troost Village. So definitely a lot happening right there.

I believe those properties came along with the Wonder Lofts building. At the time of that development, they mentioned a possible later phase on those lots. Currently, they are partially being used for community garden space.

I hope/assume that Ruby Jean's will remain. Or at least be relocated to the Wonder shops or somewhere else close by.

132 units on that site seems like it could have some decent height, especially if it is built around Ruby Jean's.

In the Business Journal on June 4th as well as some additional info...
The five-story building will include 24 studios, averaging 431 square feet and monthly rents around $800; 72 one-bedroom units, averaging 568 square feet and rents around $950; and 36 two-bedroom units, averaging 860 square feet and rents around $1,250.

Rounding out Exact's 30th and Troost apartments are 1,076 square feet of ground-floor commercial space and 114 structured parking spaces...

....The 30th and Troost and 29th and Forest multifamily efforts are slated to follow in fourth quarter 2021, with completion anticipated in fourth quarter 2022.

Is it too hard to flip the parking and shorter building???

It's not even a good auto-centric design. Curb cuts that close to a corner are super dangerous for everyone

The shorter building is the existing Ruby Jean's building. Yea, it would be hard to flip.

They should flip the direction of their parking to eliminate this.

sure there is. move the parking to be under the new building. there's a garage entrance visible on the right side so instead of two lots, it's connected to the other garage
