Kind of a big deal though. That money should have been spent to take the streetcar across the river. It would have been absolutely perfect to extend the streetcar across the HOA or a new bridge in the area. You would still have a stop serving the Berkley park without running the streetcar off into no man's land like that which will make it hard to keep the line simple and straight and user friendly. There is nowhere to take the streetcar east of that park. Dead ending it at the casino just sounds silly. I guess it can become a spur or something if they cross the river back near the HOA bridge.

But overall, that's a lot of money to spend on what is becoming a very suburban/car oriented development.

It is what it is, but making the riverfront look like 95th and Renner (worse actually) is a pretty big urban planning blunder.

Super easy to replace and a lot that wasnt going to be redeveloped this decade. An RV was blown up in that area last week. We need eyes and development today to keep the area safe and comfortable. This achieves that while providing an amenity and keeping the site open for a much better use in the long term.

If there was a good chance that there was a higher and better use likely in the coming years, Port KC wouldn’t be building soccer fields on it.


June 29th, 2021. The remains of an RV were found on the east side of the Riverfront area.

Too bad that no one want's to build something that the public could enjoy. Like mini golf, ropes course, even a carousel come to mind. How about a zip line over the Missouri River?

That burned-out RV is like what you'd see on an episode of Mr. InBetween on FX, or Breaking Bad. haha.

I'm very disappointed with the way Berkley is being developed. It could have been so much better, and denser. It's not remotely walkable. Well, I guess you can walk around that area, but it's not very stimulating.

I think the first mistake was when they rebuilt the road and created that windy Berkley Parkway. The middle part of it is placed too close to the railroad tracks, and thus that side of the street there won't be any development. And is there really a need for a divided parkway there?

Road was a mistake and I think we are all thankful that the leadership changed and did not end up building 4 lane bridge into RM. Berkley way is going to end up with dedicated bike lanes or on street parking. The newer leadership wants to slow traffic on the street as much as the city will allow.

If they could get the railroad to remove that onetrack, and put in another track along the south alignment instead, and vacate that land south of Berkley Parkway, then there would be some room to develop.

PortKC having a special meeting tomorrow to review and approve the ground lease for this project. Things are moving very quickly.

Three Dog Bakery plans store opening at Bar K in Kansas City
KANSAS CITY, MO. — Three Dog Bakery has partnered with Bar K, a dog park slash restaurant and bar slash event space located in the riverfront area of downtown Kansas City, to open a retail boutique for the more than 200,000 dog owners who visit the dog-friendly spot each year.

The new addition, dubbed Three Dog Bakery @ Bar K, is expected to open in July 2021. Construction is currently underway. Three Dog Bakery’s on-site retail space will be located on the east side of Bar K, near Petfinder Park.

The rezoning for this was approved today. I don't know if this is going to ask for incentives or not. I'd imagine if they do they wouldn't need to go to council since the Port could offer it.

It seems like Casinos don’t often need incentives. Casinos build 5 star hotels and still don’t require incentives. That’s how STL got a Four Seasons

Might happen. The message we're sending is that KC is a bunch of pushovers, very easy to manipulate. persuade and exploit. There's enough momentum now in KC to deny incentives in many cases and negotiate broader public benefit when there are incentives/aid involved. There are ways to help make things happen w/out giving too much away. But KC's still in the mode that it's desperate when there's actually pretty decent momentum. Maybe not like South but certainly compared to Midwest.

Really hard to say you can continue with no incentives when every suburb on the KS side is willing to offer 100% tax abatements for 20 years…

MO side can maybe ignore KS for now as MO side showing signs of better economic momentum. And specific to this casino, which would they go for.. move to 100% tax abatement in low tourism KS or take advantage of far more visitors throughout downtown/city core that can potentially take a free fare streetcar into only casino along line.

Kansas will throw abatement, CID, and a redirection of sales tax at anything that can qualify it seems. Missouri suburbs pretty readily throw CID and abatement. Construction and residents will follow the path of least resistance, inside or out of the city limits. Absurdly low highway drive times are not in our (downtown) favor.

Back to subject: No indication the Isle of Capri project will ask for incentives. They are pretty close to starting construction and incentives would take some time to get approved.
