OFFICIAL: Port Authority Riverfront Project
Re: OFFICIAL: Port Authority Riverfront Project
I hope it's not another interstate exit pad site development for the riverfront.

Re: OFFICIAL: Port Authority Riverfront Project
The twin towers developer has dropped out of their LOI. PortKC is marketing the property again but could end up moving forward with the previous firm.
https://www.bizjournals.com/kansascity/ ... owers.htmlOn March 9, Port KC and an unidentified local multifamily and office builder entered an option agreement to obtain site control for 2.6 acres that Port KC identifies as Parcel 3, just east of the Union Berkley Apartments.
There, the developer planned to build a high-density, mixed-use project: two 10-story towers, a three-story parking garage with a possible rooftop pool, and additional retail or multifamily uses to the north.
The developer has significant national retail holdings.
The site's brokers also are "bullish" about potential interest from multiple new parties, several of whom Stephens said could develop Parcel 3 in multiple phases, as is planned to be the case with Parcel 12.

I have read that a 13 floor, 400k total sqft office project by Northpoint had been in the works as of December 2019. A GC was selected but no other details are available.

The biggest thing they missed out on is doggy day-care and hotel.brewcrew1000 wrote: ↑Tue Sep 24, 2019 9:08 pm Bar K is a smashing success. I can't believe how busy it was tonight on a Tuesday. What a great idea. This city needs another one. I think where KC Bier is located would be a great location for the Waldo/Brookside crowd. Not sure if there is another spot it could go. It would have to be much smaller than the riverfront location.
Is there anything like this in any other cities in the US? I can't really think of any. I could see this being a huge hit Nationwide.

Union at Berkley Riverfront was bought by Buckingham Companies as previously noted. The new management team has a high rate of extremely bad reviews - almost every review since the takeover is 1 star. Union had done a pretty high resident retention rate which appears to be tanking due to the mismanagement of the new team. This is disappointing as the new owner is a big-time national developer and thus a poor performance with Berkley could sour their outlook on building here.

Perry said his agency is in serious discussions with two groups about the operational scope and size of the potential food-and-beverage venue. At a minimum, it would bring permanent restrooms and kitchen facilities to Berkley Park.

Re: OFFICIAL: Port Authority Riverfront Project
One project would not only include 45 affordable apartments, but a 5,000 square-foot space devoted to a vocational training program with “a goal of breaking the cycle of poverty for at-risk individuals and impoverished families.” The other project was described as a 121-unit affordable housing development with on-site parking.
Port KC has a new developer lined up for a mid-rise to the east of Union Apartments. In addition, Port KC is continuing discussions with two local groups interested in building an outdoor food and beverage facility at Berkley Park along with a venue for outdoor music. The plan calls for the facilities to be leased from Port KC.
Perry also said Port KC is working with Bar K bar and dog park on a potential expansion of its indoor facilities.

Re: OFFICIAL: Port Authority Riverfront Project
lots of good development, and a unique mix of things to make the river front more of a destination. I hope they mix in market rate and even look at "high end" in the future to bring a real mix to the area. Not only from residences but retail, entertainment, and even Office, It would be great that we have a reason to go to the Riverfront, and then have the River Market up the hill so to speak. I also hope development and momentum there, will spread up into the Columbus Park area and take advantage there with renovating some of the Single family homes, kind of like along the Westside and Summit St area. This could get things cooking into the East Bottoms as well, although the heavy active industrial presence makes that spot a little harder I would think

Re: OFFICIAL: Port Authority Riverfront Project
I’m still disappointed that the developer for the two 10 story buildings dropped their proposal. I feel as though the site would have been a solid spot for buildings of that scale, and provide more depth to the riverfront than stale, suburban style apartment complexes. I’m excited to see these projects flesh the area out more though!
Re: OFFICIAL: Port Authority Riverfront Project
hopefully we'll see some more buildings that will add some height. I agree the 4 story boxes are boring when you have more than 3 of them around

That developer did not advance out of the LOI phase but their project is still alive. Others just have an opportunity to pounce on that land now for projects of similar sizes.Anthony_Hugo98 wrote: ↑Thu Oct 15, 2020 2:38 pm I’m still disappointed that the developer for the two 10 story buildings dropped their proposal. Parcel 12B applied for low income housing tax credits for a ~140 unit project. Parcel 13 applied for 20-30 units and a job training center.

The riverfront would likely be better off if a hotel there were built next to the casino anyway.

Not a single entrance facing the streetcar stop?
