I don't know really know exactly what goes into it. I've gleaned from scouring these permits that developers have to submit their plans to the city, and various departments and bureaucracies have their say. If the reviewer has an issue, they leave a comment, and those can be viewed by digging into the permit. Found it: reinforced concrete as the main. Also terra cotta and brick work on the outside. You should've just included that in your original comment Moderne, would've saved me the time.

It was an opportunity for you to learn about the beauty of vintage terra cotta as a cladding material. Now imagine the now stucco covered Oak Tower covered in gothic terra cotta.

Seeing how awesome Oak Tower's former glory is depresses. I know there wasn't much thought to historic preservation in the past, but it is truly a shame that this building was "modernized" with the stucco cladding. Was there any real reason this was done? Such as the terra cotta falling off the building or something along those lines?

Interior construction/renovation is underway. Looking forward to this corner coming alive with tourists and such. Easy walk to City Market from there.
