Is time for downtown to get at ZipCar location (along streetcar route). UMKC is only location right now. Maybe even Mark Twain building and other tight parking buildings hosting a few ZipCar spots.

But for high rent, high priced units, most would expect it to come with a parking spot for many more years. A single streetcar line won't be enough.

Friends and family who visit would be able to park in the adjacent garage. There is also metered street parking. On weekends and after 6 pm, there is free parking on the street is various locations. Even during the week, there is some 30-minute, 1- and 2-hour free parking spots on W. 10th, W. 11th, and on Baltimore and Wyandotte.

I would think developer's would be open to the idea of not having an attached garage. But the people most likely not committing to that type of project in KC would be the people who provide most of the money for a project. The financial institutions.

Hudson Holdings closed on the building. Hotel with apartments planned.

Looks like they have done historical building rehabs in other cities that include the apartments, hotel, office ,retail combination, etc.

Is good to see another hotel/residential combo building pursued (as well as Brookfield building across the street). Downtown needs residential product that offers hotel concierge/food services. Would like to see P&L's 3 and/or 4 Light buildings as hotel/residential.

Agreed. I wonder if they will skip over the assumed 3 light site on grand street and go straight to the site next to the main street theater that is closer to the convention center and build a hotel/rez combo there. They have been sort of cagey as to the location of the third tower and I would guess it is just for this reason.

Any word of the hotel chain?

Cordish has a hospitality division, and there was some talk in the past of a hotel that Cordish might build in Power & Light. Before One Light was built, Cordish floated a possible combination hotel/apartment building on that site.

I'm surprised that Sunflower Development didn't buy the Mark Twain Building, and move the Indigo Hotel into it instead of the Brookfield Building. It would make more sense to develop a combination hotel/apartment building there, since the Mark Twain was a hotel at one time. Then they could have just converted the Brookfield into all apartments. Mark Twain has the ballroom. I don't know if the swimming pool could be made functional again. These would be useful amenities for the Indigo Hotel.

Since the Mark Twain is weirdly-configured in its' layout, it would probably be easier to convert it back to a hotel than apartments.

The amenities — including a seventh-floor swimming pool and a basketball court on the 18th floor — will be available for both hotel guests and apartment residents, Greenbaum said.

The developers have not determined how many hotel rooms, apartment units and square feet of commercial space the project will include. But Greenbaum said the plan for the building's reuse will accommodate any existing tenants who wish to remain.

So, it appears the swimming pool will be an feature.

they're not required by the city to provide any off-street parking (relaxing the loop requirement actually predates streetcar), so the "requirements" would be up to the lenders.

Yeah understood, so will be interesting to hear what % of units have no spot and if they can lease it out. If high ratio with no spot and can lease out those units at decent pace, will be a milestone for downtown carless leasing.

Kevin Collison, in a tweet, questioned whether or not this might be the last major downtown building in need of renewal. Does anyone know if it is? That would be amazing. I guess Oak Tower is updated and in use. (Unfortunately, it stands pretty dark - inside and out - in the night skyline.)
