Ahh yeah, that makes more sense. So we're talking the 3rd street side and the Oak side. I'd suggest at minimum the garage entrance on 3rd be eliminated. Then need to do something to address Oak side transparency. But it's early days it looks like so hopefully they have ideas!

I suspect 3rd is the hardest to eliminate.

Edit: does the nothern oak exist and 3rd street exit go to the same level? If so, lets get the 3rd street exist removed

Looks like Oak has 2 garage entrances (double bay width) and one single bay width entrance which I hope is a stair for people.

Definitely some room for improvement on the first floor, but I like it so far.

I thought the stepped design would be more prominent throughout the project instead of being limited to that one corner.

I was just thinking this the other day. Once all these projects are built out, River Market will be quite dense and it'll be impressive.
- 3rd and Oak
- 3rd and Grand
- 216 Delaware (Paradigm)
- Ashland
- 5th and Main Northwest
- 5th and Main South
- Atlas 303
All those underutilized lots and parking lots will be gone for a better and higher usage (people, retail/restaurant workers, and even. few office workers).

And of course, I can't forget the recently completed 2nd and Delaware project.

I'm sure something else will show up somewhere else in the immediate area soon.

Councilman Bunch tweeted in effect that the blank ground floor/trash area is unacceptable and he looks forward to a conversation with the developer.

Application for 140ft height applied with the FAA. There are 5 other applications for the building mostly due to the stepped design and elevations.

A revised plan ... will be submitted to add a level of parking spaces and more units.
Project will be heard at the June 15th CPC meeting
