The notes indicate garage will be pushed towards the alley and units added that face the street

Thankfully. That 3rd and Oak corner specifically was going to be foreboding.

3rd & Oak is lobby, amenity, and apartments all the way up. No garage facade 3rd either

Looks like it was approved by CPC and heading to Council now.

Garage floors will be flat and can be converted to other uses in the future.

Large scale art installation will go in along Oak but ground floor units were not possible at immediate build out.

Am I wrong for having the feeling that Maxus has horribly blown the potential for this project? Not only is the design lackluster but there is zero activity indicating an April start.

If there’s a chance for a redesign, they need to restore 4th St as an actual street.

I would completely believe it after Jazz Hill and the AT&T building. At least they got Commerce Tower and Roaster's Block finished.

My favorite approach to downtown from the north is the Heart of America. Looks like a real river city. This will stack up some nice backdrop to the gritty steam plant and modern foreground to the unchanging north loop.

Oh man. I hope this one comes back to life. Would be nice to actually get it built.

In a dream world, City Harvest/Bellwhether, Atlas 303, Defeo, Oaks, and the 3rd and Grand building would all be under construction at the same time. Would feel very busy down there (not to mention the hundreds of new neighbors to support businesses there when they’re finished)!
